HomeMy WebLinkAbout6712RESOLUTION NO. 6712 A RESOLUTION GRANTING A VARIANCE TO THE OFF - STREET PARKING REQUIREMENTS FOR THE PROPERTY LOCATED AT 305 NORTH GRAND AVENUE WHEREAS, the owner of the property located at 305 North Grand Avenue, Pueblo, (the Property) has applied for a parking variance for 100% of the City's off street parking requirements for the Property; and WHEREAS, the Property is located within the jurisdictional boundaries of the City of Pueblo Downtown General Improvement District; and WHEREAS, the Planning and Zoning Commission has recommended approval of the variance; and WHEREAS, City Council finds that: 1. The general planning of the City with respect to land use, density parking, traffic and off - street parking facilities in the City of Pueblo, Downtown General Improvement District will not be adversely affected by granting this variance; and 2. Strict adherence to the off - street parking requirements of the City would hinder and adversely affect the appropriate development of the land use; and 3. There are adequate and nearby off - street parking spaces available for the Property; and 4. The granting of this variance will not adversely affect the City and the surrounding area from the Property. THEREFORE BE IT RESOLVED that: Section 1. Pursuant to Section 17 -4 -44(2) of the 1971 Code of Ordinances, the property at 305 North Grand Avenue, which is legally described as the south 64 feet, 6 inches, of lots 3 and 4, block 49, Pueblo Subdivision, and within the former Downtown General Improvement District, is granted a 100% variance from the off - street parking requirements of Section 17 -4 -43 of the 1971 Code of Ordinances. 1 Section 2. This resolution shall become effective upon final passage and approval.
