A RESOLUTION AUTHORIZING BLAZER ELECTRIC SUPPLY
COMPANY TO CONSTRUCT AN ADDITION TO THE BUILDING
LOCATED AT 117 E. RIVER STREET AND WAIVING OFF -
STREET PARKING REQUIREMENTS THEREFOR
WHEREAS, Blazer Electric Supply Company, the owner of the
property commonly known as 117 E. River Street, Pueblo, Colorado
(the "Property ") which is presently used for an electrical
wholesale supply company, will apply for a building permit to
construct an addition to the existing building on the Property for
office and storage use; and
WHEREAS, the Property is located within the jurisdictional
boundaries of the City of Pueblo Downtown General Improvement
District; and
WHEREAS, the Property is located in a I -3, Heavy Industrial
Zone District which permits wholesaling. NOW, THEREFORE,
BE IT RESOLVED BY THE CITY COUNCIL OF PUEBLO, that:
SECTION 1.
Pursuant to X17- 4- 44(a)(2) of the 1971 Code of Ordinances of
the City of Pueblo, the City Council does hereby grant a variance
waiving the off - street parking requirement for the Property for
the purpose of obtaining a building permit to construct an
addition to the existing building on the Property for office and
storage use, provided, that no other building permit shall be
issued for construction on the Property without first complying
with off - street parking requirements.

BLAZER ELECTRIC SUPPLY CO., LOCATED AT 117 E. RIVER STREET, IS
PRESENTLY LOOKING AT REMODELING AND ADDING ON TO OUR PRESENT FACILITY.
HOWEVER, WE HAVE RUN INTO THE PROBLEM OF HAVING TO CONFORM TO PRESENT
OFF STREET PARKING ZONING REGULATIONS IN ORDER TO PROCEED WITH OUR
PLANS.
MY REASON FOR WRITING YOU MR. OCCHIATO, IS IN HOPES OF HAVING
THE REQUIRED OFF STREET PARKING REGULATIONS WAIVED IN OUR CASE.
REASONING FOR THIS IS FIRST AND FOREMOST THAT THERE IS LIMITED SPACE
TO ADD ANY OFF STREET PARKING DUE TO OUR LOCATION. IN ADDITION, OUR
FACILITY IS WITHIN THE DOWNTOWN GENERAL IMPROVEMENT DISTRICT, POSSIBLY
RELIEVING US FROM THE CURRENT OFF STREET PARKING REGULATIONS ACCORDING
TO CITY ZONING DIRECTOR CARL OLSON AND CITY ATTORNEY TOM JAGGER.
IF WE WERE TO PROCEED WITH OUR PLANS, THE EXPANSION WOULD BE IN
THE AREAS OF ADDITIONAL WAREHOUSE AND OFFICE SPACE. WE ARE ANTICIPATING
MINIMAL GROWTH, IF ANY, IN TERMS OF ADDITIONAL PERSONNEL FOR OUR
BUSINESS, RELIEVING ANY ADDITIONAL PARKING PRESSURE. THE EXPANSION,
IN OTHER WORDS IS PRIMARILY BEING DONE FOR COSMETIC AND INCREASED
EFFICIENCY REASONS. I HAVE ATTACHED A DRAWING OF OUR EXISTING
FACILITY AND PROPOSED EXPANSION FOR YOUR REVIEW. IT IS OUR HOPES,
MR. OCCHIATO, THAT YOU AND THE CITY COUNCIL WILL SEE FIT TO ALLOW A
GROWING BUSINESS TO CONTINUE TO THRIVE AND AT THE SAME: TIME IMPROVE
THE COMMUNITIES APPEARANCE AND VALUE OF THE SANTA FE, FIRST STREET
DOWNTOWN AREA.
