The zoning restrictions covering the following described property be changed from B -3, Highway and Arterial Business District, to BP, Business Park District, and upon passage of this Ordinance, zoning restrictions affecting BP, Business Park District, shall apply to said property as follows: All of Lot 4, Block 1 and the Westerly one half of Broadmoor Avenue as presently located in South Prairie Subdivision, Filing No. 2 according to the recorded plat thereof as filed for record in Book 1857 at Page 709 and 710 in the Pueblo County records. Containing 1.42 acres, more or less and generally located at the intersection of Broadmoor Avenue and Hayhurst Avenue. PACHECO, DIRECTOR TITLE AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM B -3, HIGHWAY AND ARTERIAL BUSINESS DISTRICT, TO BP, BUSINESS PARK DISTRICT ISSUE Shall City Council approve a request to rezone the property from B -3, Highway and Arterial Business District, to BP, Business Park District? RECOMMENDATION The Planning and Zoning Commission, at their December 12, 2007 Regular Meeting, voted 6 -0 to recommend approval. BACKGROUND This request to rezone to BP, Business Park District is running in conjunction with the Lamaak subdivision application. The proposed Lamaak Subdivision consists of a 1.42 acres and is currently included in the South Prairie Subdivision Filing #2 and involves the future Lots 1 and 2, Block 1, Lamaak Subdivision. The applicant wishes to separate the current property into two lots to allow the two businesses to operate completely independently of each other. FINANCIAL IMPACT None.
