ORDINANCE NO. 7927
AN ORDINANCE APPROVING A SPECIAL AREA PLAN
FOR RIDGE GATE, FILING NO. 5
WHEREAS, a request for a Special Area Plan for Ridge Gate, Filing No. 5, has
been submitted to the Planning and Zoning Commission for approval pursuant to
Section 17 -4 -29 of the Pueblo Municipal Code, and
WHEREAS, the Planning and Zoning Commission after a public hearing found
and determined the objectives and requirements of said Section 17 -4 -29 can and will be
met, and
WHEREAS, the Planning and Zoning Commission has recommended the
approval of the Special Area Plan for Ridge Gate, Filing No. 5,
NOW THEREFORE. BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO,
that:
SECTION 1,
The Special Area Plan for:
A resubdivision of a portion of Ridge Gate, Filing No. 3 A Special Area
Plan located in a portion of the NW '/4 of Section 12, Township 20 South,
Range 65 West of the 6th Principal Meridian,
County of Pueblo, State of Colorado and being more particularly described
as follows:
Considering the West line of the NW '/4 of Section 12, Township 20 South,
Range 65 West of the 6 th P.M. to bear N. 00 0 31'24" W., and all bearings
contained herein being relative thereto.
All of Lots 28 to 34 both inclusive, Block 8

SECTION 2.
This Ordinance shall become effective immediately upon final passage and
approval.

RECOMMENDATION
The Planning and Zoning Commission, at their October 8, 2008 regular meeting, voted
6 -0 to recommend approval.
BACKGROUND
Ridge Gate, Filing No. 5, A Special Area Plan, is a resubdivision of Ridge Gate, Filing
No. 3, A Special Area Plan, which was approved October 23, 2000. Ridge Gate Filing
No. 3 created a medium - density residential district in which the minimum front yard
setbacks were reduced. The purpose of Ridge Gate, Filing No. 5, A Special Area Plan,
is to increase the lot widths by removing one lot per block in Blocks 1, 2, 3, 4 and 5 and
to promote unique development by maintaining reduced front yard setbacks. This
proposed Special Area Plan will continue to require the 15 -foot minimum front yard
setbacks that were established in Ridge Gate, Filing No. 3. Per the plat note, opaque
wood or vinyl fencing is required within and along the periphery of the development in
order to meet the adequate safeguard requirement set forth in Section 17 -4 -29 (a)(10)
of the Pueblo Municipal Code.
