PACHECO, DIRECTOR TITLE AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM B -4, REGIONAL BUSINESS DISTRICT TO S -1, GOVERNMENT USE DISTRICT COVERING A PARCEL OF LAND COMMONLY KNOWN AS 425 WEST 7 STREET ISSUE Shall City Council approve a request to rezone the property from B -4, Regional Business District to S -1, Government Use District? RECOMMENDATION The Planning and Zoning Commission, at their September 10, 2008 Regular Meeting, voted 5 -0 to recommend approval. BACKGROUND City Staff is requesting to rezone 425 West 7 Street (Fire Station 1) and the two City owned vacant parcels directly west of the fire station to a S -1, Government Use District in an effort to zone the property for the historic use. The purpose of the S -1 District is to allow any use of land for governmental purposes by or for any governmental body or agency; therefore, the S -1 District is most appropriate for the Fire Station and City vehicle storage lot. The fire station would also like to add a rooftop emergency generator to the building, which is not allowed in a B -4 District as a use by right. Under the S -1 District, the generator would be considered an accessory use to the principal Fire Station Use. FINANCIAL IMPACT None.
