AN ORDINANCE CHANGING ZONING RESTRICTIONS
FROM B -4, REGIONAL BUSINESS DISTRICT TO S -1,
GOVERNMENT USE DISTRICT COVERING A PARCEL OF
LAND COMMONLY KNOWN AS 425 WEST 7 STREET
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that:
SECTION 1.
The zoning restrictions covering the following described property be changed
from B -4, Regional Business District to S -1, Government Use District, and upon
passage of this Ordinance, zoning restrictions affecting S -1, Government Use District,
shall apply to said property as follows:
A parcel of land located in County Addition to the City of Pueblo, County of
Pueblo and State of Colorado, and being more particularly described as
follows:
B -4 to S -1
All of Lots 9, 10, 11, 12 Block 31 and all of Lots 15, 16 Block 32 in County
Addition to the City of Pueblo according to the recorded plat thereof as
filed in Book 2 -A, Page 8 on November 20, 1879 in the Pueblo County
records and one half of Greenwood Street, West 7 Street and the alleys
adjacent thereto.
Containing 0.72 acres, more or less
and more commonly known as:
425 West 7 Street

This Ordinance shall become effective immediately upon final passage and
approval.

PARCEL OF LAND COMMONLY KNOWN AS 425 WEST 7 STREET
ISSUE
Shall City Council approve a request to rezone the property from B -4, Regional
Business District to S -1, Government Use District?
RECOMMENDATION
The Planning and Zoning Commission, at their September 10, 2008 Regular Meeting,
voted 5 -0 to recommend approval.
BACKGROUND
City Staff is requesting to rezone 425 West 7 Street (Fire Station 1) and the two City
owned vacant parcels directly west of the fire station to a S -1, Government Use District
in an effort to zone the property for the historic use. The purpose of the S -1 District is to
allow any use of land for governmental purposes by or for any governmental body or
agency; therefore, the S -1 District is most appropriate for the Fire Station and City
vehicle storage lot. The fire station would also like to add a rooftop emergency
generator to the building, which is not allowed in a B -4 District as a use by right. Under
the S -1 District, the generator would be considered an accessory use to the principal
Fire Station Use.
