AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM R -5, MULTIPLE RESIDENTIAL
AND OFFICE DISTRICT, TO S -1, GOVERNMENT USE DISTRICT COVERING PARCELS OF
LAND COMMONLY KNOWN AS 310 COLORADO AVENUE AND 107 E. ROUTT AVENUE
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that:
SECTION 1.
The zoning restrictions covering the following described property be changed from R -5
Multiple Residential and Office District, to S -1, Government Use District and upon passage of this
Ordinance, zoning restrictions affecting S -1, Government Use District shall apply to said property
as follows:
LOTS 1 TO 8 + NELY 10.35 OF LOT 9 BLK 124 S PUEBLO TOGETHER WITH THE
SOUTHEASTERLY ONE HALF RIGHT OF WAY OF COLORADO AVENUE ADJACENT
TO SAID LOTS AND TOGETHER WITH THE SOUTHWESTERLY ONE HALF RIGHT OF
WAY OF E ROUTT AVE ADJACENT TO SAID LOT 1 AND INCLUDING THE
NORTHWESTERLY ONE HALF RIGHT OF WAY OF THE PUBLIC ALLEY (20 FEET
WIDE) ADJACENT TO ALL SAID LOTS.
and more commonly known as:
310 Colorado Avenue and 107 E. Routt Avenue
SECTION 2.
This Ordinance shall become effective immediately upon final passage and approval.

AVENUE AND 107 E. ROUTT AVENUE
ISSUE
Shall City Council approve a request to rezone the property from R -5, Multiple
Residential and Office District, to S-1, Government Use District to facilitate the
redevelopment of the property by constructing a modern health care facility to better
serve the medical needs of the community?
RECOMMENDATION
The Planning and Zoning Commission, at their July 9, 2008 Regular Meeting, voted 6-0
to recommend approval.
BACKGROUND
The applicant is requesting to rezone 107 E. Routt Avenue and 310 Colorado Avenue
to a S-1, Government Use Zone District to facilitate the redevelopment of the property
by constructing a modern health care facility to better serve the medical needs of the
community. The Methodist church that currently exists at 310 Colorado Avenue will be
demolished and a new building will be constructed per the site development plans that
have been approved by the Planning and Zoning Commission.
