AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM R -2, SINGLE - FAMILY
RESIDENTIAL AND A -4, AGRICULTURAL FOUR TO B -4, REGIONAL BUSINESS DISTRICT
COVERING A PARCEL OF LAND COMMONLY KNOWN AS 1311 STREATOR AVENUE
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that:
SECTION 1.
The zoning restrictions covering the following described property be changed from R -2,
Single - Family Residential and A -4, Agricultural Four to B -4, Regional Business District, and upon
passage of this Ordinance, zoning restrictions affecting B -4, Regional Business District, shall apply
to said property as follows:
Lots 4 to 11, Block 15, Sunnyside Subdivision
and more commonly known as:
1311 Streator Avenue.
SECTION 2.
This Ordinance shall become effective immediately upon final passage and approval.

Shall City Council approve a request to rezone the property from R -2, Single - Family
Residential and A-4, Agricultural Four to B4, Regional Business District, to facilitate
development of the property for commercial use?
RECOMMENDATION
The Planning and Zoning Commission, at their July 9, 2008 Regular Meeting, voted 6 -0
to recommend approval.
BACKGROUND
The applicant is requesting to rezone 1311 Streator Avenue in an effort to develop the
property for commercial use. The parcel is currently broken into three different zone
districts: R -2, A-4 and B-4. A vacant modular home, two sheds and a single - family
home currently exist on the site, but will be removed. The site must also be brought
into compliance with the B-4 Zone District Performance Standards as stated in Section
17-4 -5 (1) of the Pueblo Municipal Code prior to redevelopment. Public improvements,
adjacent to the site, will be made per the agreement that was approved on March 7,
2008.
