HomeMy WebLinkAbout07844ORDINANCE NO. 7844 AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM B -1, NEIGHBORHOOD BUSINESS DISTRICT TO B -2, SUBREGIONAL BUSINESS DISTRICT, COVERING A PARCEL OF LAND COMMONLY KNOWN AS 2201 WEST NORTHERN AVENUE BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that: SECTION 1. The zoning restrictions covering the following described property be changed from B -1, Neighborhood Business District to B -2, Subregional Business District, and upon passage of this Ordinance, zoning restrictions affecting B -2, Subregional Business District, shall apply to said property: Lots 21, 22, 23, and 24, Block 1, Eiffel Place Subdivision, City of Pueblo, County of Pueblo, State of Colorado and more commonly known as: 2201 West Northern Avenue. SECTION 2_ This Ordinance shall become effective immediately upon final passage and approval. PACHECO, DIRECTOR TITLE AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM B -1, NEIGHBORHOOD BUSINESS DISTRICT TO B -2, SUBREGIONAL BUSINESS DISTRICT, COVERING A PARCEL OF LAND COMMONLY KNOWN AS 2201 WEST NORTHERN AVENUE ISSUE Shall City Council approve a request to rezone the property from B -1, Neighborhood Business District to B -2, Subregional Business District, covering a parcel of land commonly known as 2201 West Northern Avenue, to allow operation of an auto dealership at that location? The Planning and Zoning Commission, at their June 11, 2008 Regular Meeting, voted 6-0 to recommend approval. BACKGROUND In 2005, Mike Blasi was granted a Special Use Permit, ZBA- 056 -2005, to operate an auto dealership at 2201 W. Northern Avenue contingent upon: rezoning the property to a B -2 Zone District; realigning the existing drive -way along the northern edge of the property; and, landscaping the property according to Section 17-4 -7 of the Pueblo Municipal Code. A B -2 rezoning request ran concurrent with the Special Use Permit request but was not completed because the conditioned property improvements were not made until the spring of 2008. The applicant has fulfilled all conditions required in Special Use Permit ZBA -056 -2005. FINANCIAL IMPACT None.
