TITLE
AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM 1 -2, LIGHT
INDUSTRIAL TO B-4, REGIONAL BUSINESS DISTRICT, COVERING A PARCEL OF
LAND GENERALLY LOCATED AT THE SOUTHWEST CORNER OF WEST STREET
AND 6 STREET
ISSUE
Shall City Council approve a request to rezone the property from 1 -2, Light Industrial to
B-4, Regional Business District, to facilitate commercial redevelopment for the property
located at the southwest corner of West Street and 6` Street?
RECOMMENDATION
The Planning and Zoning Commission, at their March 12, 2008 regular meeting, voted
7 -0 to recommend approval.
BACKGROUND
The applicant is requesting the Zoning Map Amendment to facilitate commercial
redevelopment for the property located at the southwest corner of West Street and 6`"
Street. According to the State Board of Land Commissioners, the current industrial
zoning is outdated and would not promote compatible development with the
surrounding area. The immediate area is a mixture of business and industrial zoned
properties. A large B-4 Zone District is located to the east, south, and west of the
property. It is the contention of the Board that future development of the area will focus
on commercial land uses, therefore the area has changed to a degree that it is in the
public's interest to rezone as a means to encourage redevelopment.
FINANCIAL IMPACT
None.
