AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM 1 -2, LIGHT INDUSTRIAL TO B -4,
REGIONAL BUSINESS DISTRICT, COVERING A PARCEL OF LAND GENERALLY LOCATED
AT THE NORTHWEST CORNER OF 3 STREET AND GREENWOOD STREET
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that:
SECTION 1.
The zoning restrictions covering the following described property be changed from 1 -2, Light
Industrial to B -4, Regional Business District, and upon passage of this Ordinance, zoning
restrictions affecting B -4, Regional Business District, shall apply to said property:
A parcel of land located in a portion of State Addition to the City of Pueblo in the County of
Pueblo and State of Colorado, and being more particularly described as follows:
Considering the monument line in Greenwood Street between 3 Street and 4 Street to bear
N. 00 0 35'14" W. and all bearings contained herein being relative thereto.
1 -2 to B -4
Commencing at the monument at the intersection of 4 Street and Greenwood Street as
presently located; thence S. 14 0 27'26" W., a distance of 192.63 feet to the Point of Beginning,
said point also being on the Northeast corner of Lot 16, Block 12 in State Addition to the City of
Pueblo according to the recorded plat thereof as filed for record January 28, 1878 in the Pueblo
County records; thence N. 89 0 24'46" E., a distance of 40.00 feet to a point on the centerline of
Greenwood Street as presently located; thence S. 00 0 35'14" E., along the centerline of said
Greenwood Street, a distance of 159.94 feet to the centerline intersection of 3 d Street and
Greenwood Street as presently located; thence S. 89 0 16'01" W., along the centerline of said 3 d
Street, a distance of 127.89 feet; thence N. 00 0 43'59" W., a distance of 40.00 feet to a point on
the Easterly line of Lot 14, Block 12 in said State Addition to the City of Pueblo; thence N.
00 0 34'55" W. along the Easterly line of Lot 14, Block 12 in said State Addition to the City of
Pueblo, a distance of 5.57 feet; thence N. 53 0 26'18" W., a distance of 189.01 feet to a point on
the Northerly line of Lot 11, Block 12 in said State Addition to the City of Pueblo; thence N.
89 0 16'51" E, along the Northerly line of Lots 11 to 16 both inclusive, a distance of 238.65 feet to
the Northeast corner of Lot 16 and the point of Beginning.
Said Parcel contains 0.67 acres, more or less.
and more commonly known as:
Land generally located at the Northwest corner of 3 d Street and Greenwood Street.
SECTION 2_
This Ordinance shall become effective immediately upon final passage and approval.

LAND GENERALLY LOCATED AT THE NORTHWEST CORNER OF 3 RD STREET
AND GREENWOOD STREET
ISSUE
Shall City Council approve a request to rezone the property from 1 -2, Light Industrial to
B-4, Regional Business District, to facilitate commercial redevelopment for the property
located at the corner of 3` Street and Greenwood Street?
The Planning and Zoning Commission, at their March 12, 2008 regular meeting, voted
7-0 to recommend approval.
BACKGROUND
The applicant is requesting the Zoning Map Amendment to facilitate commercial
redevelopment for the property located on the corner of 3` Street and Greenwood
Street. According to the State Board of Land Commissioners, the current industrial
zoning is outdated and would not promote compatible development with the
surrounding area. The immediate area is a mixture of business and industrial zoned
properties. The Historic Arkansas River Walk is located approximately two blocks
south of the site and a large B-4 Zone District is located a block to the north. It is the
contention of the Board that future development and redevelopment of the
neighborhood will focus on commercial land uses, therefore the area has changed to a
degree that it is in the public's interest to rezone as a means to encourage
redevelopment.
