PACHECO, DIRECTOR TITLE AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM R -5, MULTIPLE — RESIDENTIAL AND OFFICE DISTRICT, TO B -3, HIGHWAY AND ARTERIAL BUSINESS DISTRICT COVERING A PORTION OF PARK WEST BUSINESS CAMPUS FILING #5, GENERALLY LOCATED NEAR THE INTERSECTION OF SPAULDING AVENUE AND 31 STREET ISSUE Shall City Council approve a request to rezone the property from R -5 Multiple - Residential and Office District to B -3, Highway and Arterial Business District in conjunction with a proposed change to a previously approved but unrecorded subdivision? RECOMMENDATION The Planning and Zoning Commission, at their December 12, 2007 regular meeting, voted 6 -0 to recommend approval conditionally upon the approval of S- 07 -02a, Park West Business Campus, Filing No. 5. BACKGROUND This rezoning request is in conjunction with an application for an amendment to the previously approved but unrecorded subdivision (S- 07 -02a). This subdivision amendment proposes a change to a lot line that also served as the boundary between the two zones of R -5 and B -3. These zones were previously approved for this subdivision. Should the proposed change to the subdivision be approved, the zoning would need to follow that new alignment. FINANCIAL IMPACT None.
