PACHECO, DIRECTOR TITLE AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM B-4, REGIONAL BUSINESS DISTRICT, TO S -1, GOVERNMENTAL USE DISTRICT FOR A PARCEL OF LAND LOCATED AT 910 AND 920 NORTH MAIN STREET ISSUE Shall City Council approve a request to rezone the property from B -4, Regional Business District to S -1, Governmental Use District, to accommodate the construction of the Pueblo City - County Health Department? RECOMMENDATION The Planning and Zoning Commission, at their October 10, 2007 regular meeting, voted 6 -0 to recommend approval, with the following noted: The issues outlined in the two memos dated October 1, 2007 from Bill Zwick and September 21, 2007 from Pepper Whittlef related to the development plan will need to be addressed as part of the site plan approval by the Planning and Zoning Commission. BACKGROUND The applicant is requesting to rezone the subject property to accommodate the construction of the Pueblo City- County Health Department. The 2.06 -acre site currently houses two (2) buildings, one (1) of which is vacant. The Pueblo County Sheriffs Department utilizes the building adjacent to Main Street for investigation purposes and will continue to do so following the proposed subdivision and rezoning. The Concerned Parents of Pueblo building, which faces Santa Fe Avenue, will be demolished as well as the southern one -third (1/3) and eastern garage portion of the Sheriffs Department investigation building. The S -1 Zone District is reserved for governmental uses on government owned property. Rezoning the property to S -1, Government Use, will secure an appropriate zoning classification for the City and County of Pueblo to construct and operate the new Health Department. FINANCIAL IMPACT None.
