The zoning restrictions covering the following described property be changed from A -1, Agricultural One to R -1 and R -2, Single - Family Residential Districts, and upon passage of this ordinance, zoning restrictions affecting R -1 and R -2, Single - Family Residential Districts, shall apply to said property: A parcel of land located in a portion of the S Y2 of the NW Y4 of Section 21, Township 21 South, Range 65 West of the 6 th P.M. in the County of Pueblo and State of Colorado and being more particularly described as follows: Considering the South line of the NW Y4 of Section 21, Township 21 South, Range 65 West of the 6 th P.M. to bear S. 88 0 46'26" E., and all bearings contained herein being relative thereto. PACHECO, ASSISTANT CITY MANAGER FOR COMMUNITY DEVELOPMENT TITLE AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM A -1, AGRICULTURAL ONE TO R -1 AND R -2, SINGLE FAMILY RESIDENTIAL DISTRICTS COVERING A PARCEL OF LAND LOCATED GENERALLY SOUTH OF EL CAMINO AND NORTH OF THE PASTORA RANCH FILING NO. 1 ISSUE Shall City Council approve a request to rezone the property from A -1, Agricultural One to R -1 and R -2, Single Family Residential Districts to facilitate the construction of single - family detached structures on 104 lots, within a 45.01 -acre area? RECOMMENDATION The Planning and Zoning Commission, at their September 12, 2007 regular meeting, voted 7 -0 to recommend approval. BACKGROUND The applicant is requesting a Zoning Map Amendment to facilitate the construction of single - family detached structures on 104 lots, within a 45.01 -acre area. The majority of the project area (44.12 acres) will be zoned R -1 which will plat lots at a minimum of 7,000 square feet. The R -2 portion (0.89 acres) is located at the of the subdivision and will plat lots at a minimum of 5 000 sqL districts will provide a surrounding neighborhood.
