AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM B -2 TO R -2U COVERING A
PARCEL OF LAND COMMONLY KNOWN AS LOT 18, BLOCK 1, VENTANA FILING NO. 1
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that:
SECTION 1.
The zoning restrictions covering the following described property be changed from B -2,
Subregional Business District to R -2U, Single - Family Residential District, and upon passage of this
ordinance, zoning restrictions affecting R -2U, Single - Family Residential District, shall apply to said
property:
A parcel of land located in Ventana, Filing No. 1 in the County of Pueblo and State of Colorado,
and being more particularly described as follows:
B -2 to R -2U
All of Lot 18, Block 1 in Ventana, Filing No. 1 according to the recorded plat thereof as filed for
record at Reception No. 156174 in the Pueblo County records and the Southeasterly one half of
Ventana Circle and the Northeasterly one half of Ventana Way adjacent thereto.
Containing 1.45 acres, more or less
and more commonly known as:
property located north of Highway 78 and southeast of Ventura Circle.
SECTION 2.
This ordinance shall become effective immediately upon final passage and approval.

ISSUE
Shall City Council approve a request to rezone the property from B -2, Subregional
Business District, to R -2U, Single - Family Residential District, to facilitate Residential
Development?
RECOMMENDATION
The Planning and Zoning Commission, at their September 12, 2007 regular meeting,
voted 7 -0 to recommend approval.
BACKGROUND
The applicant is proposing to rezone the 1.45 -acre parcel of land located within the
southern most portion of the Ventana Filing No. 1 Subdivision to facilitate residential
development. According to the 2002 Ventana Master Plan, this lot was reserved for
commercial purposes in a mixed -use development. Since that time the developer has
determined that residences would be the optimal use for this lot. The R -21J Zone
District will permit single - family residences at a medium density and allow minor
deviations from the standard setback regulations. The district also requires that a
homeowner's association be created to provide for the maintenance of common areas,
private open spaces and other neighborhood assets.
