AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM R -2, SINGLE - FAMILY
RESIDENTIAL DISTRICT TO R -2U, SINGLE - FAMILY RESIDENTIAL DISTRICT COVERING A
PARCEL OF LAND COMMONLY KNOWN AS LOT 17, BLOCK 1, VENTANA, FILING NO. 1
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that:
SECTION 1 _
The zoning restrictions covering the following described property be changed from R -2,
Single - Family Residential District to R -2U, Single - Family Residential District, and upon passage of
this ordinance, zoning restrictions affecting R -2U, Single - Family Residential District, shall apply to
said property:
All of Lot 17, Block 1, Ventana, Filing No. 1 according to the recorded plat filed for at
Reception No. 1564174 in the Pueblo Country records and the Southeasterly one half of Ventana
Circle adjacent thereto.
Containing 7.981 acres, more or less.
and more commonly known as:
property located north of State Highway 78 and southeast of Ventana Circle.
SECTION 2.
This ordinance shall become effective immediately upon final passage and approval.

ISSUE
Shall City Council approve a request to rezone the property from R -2, Single - Family
Residential District, to R -2U, Single - Family Residential District, to facilitate the
construction of single- family attached structures on 29 lots, within a 7.56 -acre area?
RECOMMENDATION
The Planning and Zoning Commission, at their August 8, 2007 regular meeting, voted 5-
0 to recommend approval.
BACKGROUND
The applicant is requesting the Zoning Map Amendment to facilitate the construction of
single - family attached structures on 28 lots, within a 7.516 -acre area. The proposed
R2 -U zoning will provide reduced front setback requirements, a mixture of lot sizes, and
housing sizes while maintaining medium density within the residential development. The
proposed development sits adjacent to Colorado State Highway 78 and Ventana Circle.
Because of its location, most of the lots have two front yard setbacks, which limits the
buildable area for each lot. The R -2U zoning combined with the proposed Special Area
Plan will allow 12 foot front yard setbacks, adjacent to Ventana Court, and 15 foot front
yard setbacks adjacent to Colorado State Highway 78 increasing the building area of the
lots.
FINANCIAL IMPACT
None.
