The zoning restrictions covering the following described property be changed from R -6, Multiple Residential and Commercial District and B -3, Highway and Arterial Business District to B -4, Regional Business District, and upon passage of this ordinance, zoning restrictions affecting B -4, Regional Business District, shall apply to said property: Lot 2, Villager Subdivision, and the East 23 feet of Parcel 4, Club Manor Subdivision and more commonly known as: 800 West U.S. Highway 50. SECTION 2. This ordinance shall become effective immediately upon final passage and approval. PACHECO TITLE AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM R -6 AND B -3 TO B-4 COVERING A PARCEL OF LAND COMMONLY KNOWN AS 800 WEST U.S. HIGHWAY 50 ISSUE Shall City Council approve a request to rezone the property from R -6, Multiple Residential and Commercial District and B -3 Highway and Arterial Business District, to B-4, Regional Business District, to facilitate the development of commercial and professional office uses? The Planning and Zoning Commission, at their February 14, 2007 regular meeting, voted 4 -0 to recommend approval. The current use of land is for a motel. The applicant is requesting a Zoning Map Amendment to facilitate the development of commercial and professional office uses. The applicant proposes to demolish the existing motel to construct "pad sites" to house future businesses; the approximate date of completion has not been identified. FINANCIAL IMPACT 1► I�
