HomeMy WebLinkAbout07528Reception 1712415 02/02/2007 ORDINANCE NO. 7528 AN ORDINANCE APPROVING LYNDA COMMONS SUBDIVISION SPECIAL AREA PLAN WHEREAS, A Special Area Plan to the Lynda Commons Subdivision, has been submitted to the Planning and Zoning Commission for approval pursuant to Section 17 -4 -29 of the Pueblo Municipal Code, and WHEREAS, the Planning and Zoning Commission after a public hearing found and determined the objectives and requirements of said Section 17 -4 -29 can and will be met, and WHEREAS, the Planning and Zoning Commission has recommended the approval of a Special Area Plan to Lynda Commons Subdivision, without conditions: NOW THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that: SECTION 1. A Special Area Plan for Lynda Commons Subdivision, to a portion of Lot 3, Country Club Heights 14 filing, a portion of parcel "C" of Lot Line Rearrangement, and a portion of the East of Section 14, Township 20 South, Range 65 West of the 6 P. M., City of Pueblo, County of Pueblo, State of Colorado, is hereby approved. SECTION 2. This ordinance shall become effective immediately upon final passage and approval. PACHECO TITLE AN ORDINANCE APPROVING LYNDA COMMONS SUBDIVISION SPECIAL AREA PLAN ISSUE Shall City Council approve a Special Area Plan to provide for a development of 30 town home dwelling units along a private street? The Planning and Zoning Commission, at their September 13, 2006 regular meeting, voted 5 -0 to recommend approval. BACKGROUND This property is generally located south of Kachina Drive and west of Lynda Lane The applicant proposes to develop the subject property as a multi - family residential community via a special area plan. As proposed, the project will consist of 30 lots, each defining the separate town home units, and parcels A and B. Parcel A contains the private ingress /egress driveway, central park area and community parking. Parcel B is the open space around the proposed 30 lots. The private road will extend from the end of the public right -of -way of Lynda Lane. FINANCIAL IMPACT None.
