TITLE
AN ORDINANCE APPROVING AN AMENDMENT TO LOT 29, BLOCK 1,
LAREDO AT PARKSIDE, A SPECIAL AREA PLAN,
ISSUE
Shall City Council approve an amendment to the Special Area Plan to allow a
porch addition to the residence at 3015 Mirror Avenue?
RECOMMENDATION
The Planning and Zoning Commission, at their July 12, 2006 regular meeting,
voted 5 -0 to recommend approval.
BACKGROUND
City Council approved the Laredo at Parkside Special Area Plan on December
26, 2006. The applicant's original building envelope for Lot 29, Block 1,
measures 36 feet east -west by 60 feet north- south. The applicant's home was
built with a two foot seven inch (27") setback from the western property line,
outside the original building envelope. The applicant proposes to amend the
Special Area Plan by adjusting the building footprint for Lot 29 since their
building encroaches three feet five inches (3'5 ") into the original side yard
setback. Currently, the home is an illegal nonconforming structure, and as such
could not be rebuilt on the exact footprint.
FINANCIAL IMPACT
None.
