HomeMy WebLinkAbout07499ORDINANCE NO. 7499 AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM A -1 TO R -2, R -2U & B -2 COVERING A PARCEL OF LAND COMMONLY KNOWN AS SAWYER RIDGE SUBDIVISION, FILING NO. 2 BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that: SECTION 1. The zoning restrictions covering the following described property be changed from A -1, Agricultural One District, to R -2, Single - Family Residential District, R -2U, Single - Family Residential District and B -2, Subregional Business District, and upon passage of this ordinance, zoning restrictions affecting R -2, Single - Family Residential District, R -2U, Single - Family Residential District and B -2, Subregional Business District shall apply to said property: Rezone Parcel R -2 A parcel of land being a portion of the SEYa of the SWYa, and a portion of the WY of the SE'/4, of Section 2, and a portion of the NEYa of the NWYa of Section 11, Township 20 South, Range 65 West of the Sixth Principal Meridian, County of Pueblo, State of Colorado being more particularly described as follows: COMMENCING at a point on the southwesterly right -of -way line of Eagle Ridge Boulevard said point also being the most southerly corner of Sawyer Ridge Subdivision according to the recorded plat thereof filed for record November 15, 2005 under Reception No.1648360 in the records of the Pueblo County Clerk and Recorder, from which the southwest corner of the EY of the SWYa of said Section 2 bears N 88 °03'14 "W (Bearings based upon the west line of said EY of the SWYa, monumented at each end with a 3 Yd' brass cap, PLS 9009, assumed to bear N 02 °29'58 "E) a distance of 733.30 feet; thence N 55 °24'40 "E, along the easterly boundary of said Sawyer Ridge Subdivision also being the easterly right -of -way line of Mark Twain Lane, a distance of 60.00 feet to the POINT OF BEGINNING; thence continuing along said easterly right -of -way line of Mark Twain Lane the following five (5) courses: 1. RECOMMENDATION The Planning and Zoning Commission, at their March 8, 2006 regular meeting, voted 4 -0 to recommend approval. BACKGROUND The Sawyer Ridge Subdivision, Filing No. 2, is generally located south of Dillon Drive and north of Ridge Drive. On September 2, 2003, the Planning and Zoning Commission approved the 358 acre Outlook West Master Development Plan identifying this area as an Urban Residential land use area. This request proposed to rezone 51.08 acres R -2U, and 11.7 acres B -2 resulting in a minor change to the Master Development Plan of this neighborhood. FINANCIAL IMPACT 101567M
