ORDINANCE NO. 7492
AN ORDINANCE APPROVING A SPECIAL AREA PLAN FOR LOTS 6
AND 7, BLOCK 45, STONE AND THATCHER SUBDIVISION
WHEREAS, A request for a Special Area Plan for Lots 6 and 7, Block 45, Stone and
Thatcher Subdivision has been submitted to the Planning and Zoning Commission for approval
pursuant to Section 17 -4 -29 of the Pueblo Municipal Code, and
WHEREAS, the Planning and Zoning Commission after a public hearing found and
determined the objectives and requirements of said Section 17 -4 -29 can and will be met, and
WHEREAS, the Planning and Zoning Commission has recommended the approval of
the Special Area Plan for Lots 6 and 7, Block 45, Stone and Thatcher without conditions:
NOW THEREFORE,
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that:
SECTION 1.
The Special Area Plan for Lots 6 and 7, Block 45, Stone and Thatcher Subdivision,
attached hereto, is hereby approved.
SECTION 2.
This ordinance shall become effective immediately upon final passage and approval.

AN ORDINANCE APPROVING A SPECIAL AREA PLAN FOR LOTS 6 AND 7,
BLOCK 45, STONE AND THATCHER SUBDIVISION
ISSUE
Shall City Council approve the Special Area Plan to facilitate the construction of two (2)
single - family homes on two (2) legal non - conforming lots in a R-4 Zone District?
RECOMMENDATION
The Planning and Zoning Commission, at their June 14, 2006 regular meeting, voted
6 -0 to recommend approval.
BACKGROUND
Property located at 1112 and 1114 Cypress Street.
The applicant proposes to create a Special Area Plan that would allow construction of
two (2) single family homes on lots that are currently too narrow for the current R -4 Zone
District. At 4,305 square feet the applicant currently meets the minimum area for a
single family home in an R -4 Zone District (3,000). However, the 35 foot width is below
the minimum 50 foot width required in an R -4 Zone District. Other than the minimum lot
width deficiency, the proposed buildings will meet all setbacks and lot coverage
requirements.

None.
