AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM A -4, to R -2, COVERING A
PARCEL OF LAND COMMONLY KNOWN AS 2519 CALIFORNIA STREET
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that:
SECTION 1.
The zoning restrictions covering the following described property be changed from A -4,
Agricultural Four District, to R -2, Single - Family Residential District, and upon passage of this
ordinance, zoning restrictions affecting R -2, Single - Family Residential District, shall apply to said
property:
Lots 11 and 12, Block 22, East Lake Subdivision
and more commonly known as:
2519 California Street
SECTION 2.
This ordinance shall become effective immediately upon final passage and approval.

COVERING A PARCEL OF LAND COMMONLY KNOWN AS 2519 CALIFORNIA
STREET
ISSUE
Shall City Council approve a request to rezone the property from A -4, Agricultural
Four District to R -2, Single Family Residential District?
RECOMMENDATION
The Planning and Zoning Commission, at their May 10, 2006 regular meeting,
voted 6 -0 to recommend approval.
BACKGROUND
The subject property is a legal nonconforming parcel within an A -4 zone district
due to the fact that the 6,250 square foot parcel does not meet the minimum
area requirement of 21,780 square feet (' /2 acre). Block 22 of Eastlake
Subdivision consists of single - family residences platted at a R -2, Single - Family
Residential zone district density. Given the 50 -foot width of the property and the
minimum 15 -foot side yard setback provisions of the A-4 zone district the
applicant could not build the proposed residence on the property without a
variance.
