HomeMy WebLinkAbout07475ORDINANCE NO. 7475 AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM A -1 AND B -4 TO B -4 AND S -3 COVERING A PARCEL OF LAND COMMONLY KNOWN AS PARK WEST BUSINESS CAMPUS, FILING NO. 4 BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that: SECTION 1. The zoning restrictions covering the following described property be changed from A -1, Agricultural One District and B -4, Regional Business District to, B -4, Regional Business District and S -3, Flood Plain District, and upon passage of this ordinance, zoning restrictions affecting B -4, Regional Business District and S -3, Flood Plain District, shall apply to said property: A parcel of land located in the E Y of the NW Ya and the SW Ya of the NE Ya of Section 15, Township 20 South, Range 65 West of the 6th P.M. in the County of Pueblo and State of Colorado and being more particularly described as follows: Considering the South line of the SE Ya of the NW Ya of Section 15, Township 20, South, Range 65 West of the 6th P.M. to bear N. 88 °43'53" E., and all bearings contained herein being relative thereto. A -1 to B-4 All of Peak View Annexation as recorded at Reception No. 1653681 in the Pueblo County records excepting therefrom a parcel located in the SW corner of said Peak view Annexation being more particularly described as follows: Beginning at the Center of Section 15, Township 20 South, Range 65 West of the 6th P.M. thence N. 01 °36'22" W., along the North -South centerline of said Section 15, a distance of 13.18 feet; thence S. 45 °00'53" E., a distance of 18.22 feet to a point on the East -West centerline of said Section 15; thence S. 88 °40'59" W., along said East -West centerline, a distance of 12.53 feet to the Point of Beginning. B-4 to S -3 All of parcel A in Subdivision Variance No. 339 according to the recorded plat thereof as filed for record at Reception No. 704092 in the Pueblo County records lying North of Parker Boulevard right -of -way as presently located in Southern Colorado Medical Center, Filing No. 1 according to the recorded plat thereof as filed for record at Reception No. 1216941 in the Pueblo County records, exception therefrom that portion located in Southern Colorado Medical Center, Filing No. 2 according to the recorded plat thereof as filed for record at Reception No. 1437614 in the Pueblo County records AND Beginning at the Center of Section 15, Township 20 South, Range 65 West of the 6th P.M.; thence S. 88 °43'53" W., along the East -West centerline of said Section 15, a distance of 188.41 feet to a point on the Easterly line of Lot 3, Block 2 in said Southern Colorado Medical Center, Filing No. 1; thence Northerly and Easterly along the East line of said Southern Colorado Medical Center, Filing No. 1 the following six (6) courses: N. 01'16'07" W., a distance of 40.00 feet; N. 41'23'09" W., a distance of 297.94 feet; N. 20 °19'09" W., a distance of 218.32 feet; N. 13 °08'37" E., a distance of 276.77 feet; N. 30 °13'29" W., a distance of 88.78 feet; N. 88 °23'38" E., a distance of 154.14 feet; thence S. 06 °10'45" W., a distance of 291.93 feet; thence S. 11 °50'47" E., a distance of 246.47 feet; thence S. 45 °00'53" E., a distance of 400.20 feet to a point on the East -West centerline of said Section 15; thence S. 88 °40'59" W., along the centerline of said Section 15, a distance of 12.53 feet to the Point of Beginning. PACHECO TITLE AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM A -1 AND B-4, TO B -4 AND S -3 COVERING A PARCEL OF LAND COMMONLY KNOWN AS PARK WEST BUSINESS CAMPUS, FILING NO. 4 ISSUE Shall City Council approve a request to rezone the property from A -1, Agricultural One District and B -4, Regional Business District to B -4, Regional Business District and S -3, Flood Plain? RECOMMENDATION The Planning and Zoning Commission, at their April 12, 2006 regular meeting, voted 6 -0 to recommend approval. BACKGROUND The Park West Business Campus, Filing No. 4, is generally located south of Highway 50 West and east of Parker Boulevard. With this request the applicant proposes to rezone the subject property to facilitate a commercial subdivision of the property into three (3) lots and two (2) drainage parcels. FINANCIAL IMPACT None.
