THEREFROM WHEREAS, An Amendment to the Prairie Glen Special Area Plan has been submitted to the Planning and Zoning Commission for approval pursuant to Section 17 -4 -29 of the Pueblo Municipal Code, and WHEREAS, the Planning and Zoning Commission after a public hearing found and determined the objectives and requirements of said Section 17 -4 -29 can and will be met, and WHEREAS, the Planning and Zoning Commission has recommended the approval of the Amendment to the Prairie Glen Special Area Plan without conditions: NOW THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that: SECTION 1. An Amendment to the Prairie Glen Special Area Plan removing Lots 30 and 31, Block 1, therefrom is hereby approved. SECTION 2. This ordinance shall become effective immediately upon final passage and approval. PACHECO TITLE AN ORDINANCE APPROVING AN AMENDMENT TO THE PRAIRIE GLEN SPECIAL AREA PLAN, REMOVING LOTS 30 AND 31, BLOCK 1, THEREFROM ISSUE Shall City Council approve An Amendment to the Special Area Plan to remove Lots 30 and 31 from the Special Area Plan? RECOMMENDATION The Planning and Zoning Commission, at their March 8, 2006 regular meeting, voted 5 -0 to recommend approval. BACKGROUND Lots 30 & 31, Block 1, Prairie Glen Subdivision, A Special Area Plan are generally located on the southwest corner of Prairie Avenue and Tucci Lane. In December of 1994, City Council approved the Special Area Plan for Prairie Glen Subdivision. This Special Area Plan allowed the residential lots to reduce their front yard setbacks from the required 25' to 20'. This change did not affect the commercial lots within Prairie Glen Subdivision. The applicant is requesting to remove commercial lots 30 and 31 from this Special Area Plan to facilitate future development. FINANCIAL IMPACT None.
