AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM A -4 TO R -2, COVERING
A PARCEL OF LAND COMMONLY KNOWN AS 1312 HIGHLAND AVENUE
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that:
SECTION 1.
The zoning restrictions covering the following described property be changed from A -4,
Agricultural Four District to R -2, Single - Family Residential District, and upon passage of this
ordinance, zoning restrictions affecting R -2, Single - Family Residential District shall apply to said
property:
WEST Y OF LOTS 1 TO 4 INC., BLOCK 11, EAST LAKE
RESUBDIVISION,
and more commonly known as:
1312 HIGHLAND AVENUE.
SECTION 2.
This ordinance shall become effective immediately upon final passage and approval.

ISSUE
Shall City Council approve a request to rezone the property from A-4,
Agricultural Four District to R -2, Single - Family Residential District?
RECOMMENDATION
The Planning and Zoning Commission, at their August 10, 2005 regular meeting,
voted 6 -0 to recommend approval.
BACKGROUND
Prior to applying for a building permit for a new single - family residence, the
applicant demolished the existing home on the non - conforming lot of record in
an A-4 zone district. Given the dimensions of the property and the setback
provisions of the A-4 zone district the applicant could not build the proposed
residence on the property without a variance. This rezoning request is to bring
the 6,250 square foot property into alignment with an acceptable zone district to
construct a single - family residence.

None.
