PACHECO TITLE AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM A -4 TO R -2 COVERING A PARCEL OF LAND COMMONLY KNOWN AS 1312 HIGHLAND AVENUE ISSUE Shall City Council approve a request to rezone the property from A-4, Agricultural Four District to R -2, Single - Family Residential District? RECOMMENDATION The Planning and Zoning Commission, at their August 10, 2005 regular meeting, voted 6 -0 to recommend approval. BACKGROUND Prior to applying for a building permit for a new single - family residence, the applicant demolished the existing home on the non - conforming lot of record in an A-4 zone district. Given the dimensions of the property and the setback provisions of the A-4 zone district the applicant could not build the proposed residence on the property without a variance. This rezoning request is to bring the 6,250 square foot property into alignment with an acceptable zone district to construct a single - family residence. FINANCIAL IMPACT None.
