HomeMy WebLinkAbout07365ORDINANCE NO. 7365 AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM A -1 TO R -2, COVERING A PARCEL OF LAND COMMONLY KNOWN AS SAWYER RIDGE SUBDIVISION BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that SECTION 1. The zoning restrictions covering the following described property be changed from A -1, Agricultural One District to R -2, Single - Family Residential District, and upon passage of this ordinance, zoning restrictions affecting R -2, Single - Family Residential District shall apply to said property: A parcel of land being a portion of the SEYa of the NWYa, and a portion of the WY of the SEYa, and a portion of the EY of the SWYa of Section 2, and a portion of the NEYa of the NWYa of Section 11, Township 20 South, Range 65 West of the Sixth Principal Meridian, being more particularly described as follows: BEGINNING at a point on the west line of said EY of the SWYa of Section 2, said point being the intersection of said west line of EY of the SWYa with the westerly right of way line of Eagleridge Boulevard, from which the southwest corner of said EY of the SWYa bears S 02 °29'58 "W (Bearings based upon the said west line of EY of the SWYa, monumented at each end with a 3 Yd' brass cap, PLS 9009, assumed to bear N 02 °29'58 "E) a distance of 956.88 feet; thence N 02 °29'58 "E, along said west line of EY of the SW'/4, a distance of 1680.13 feet to the northwest corner of said EY of the SWYa; thence N 02 °29'50 "E, along the west line of said SEYa of the NWYa, a distance of 486.30 feet to a point on the southerly right of way line of Dillon Drive (formally known as Platteville Boulevard), described in that document filed for record October 5, 1992, in Book 2617 at Pages 298 -299 in the records of the Pueblo County Clerk and Recorder; thence S62 °32'57 "E, along said southerly right of way line, a distance of 1386.59 feet to it's intersection with the easterly right of way line of Mesa View Drive; thence along said easterly right of way line the following three (3) courses: 1. S 27 °27'03 "W a distance of 429.88 feet; 2. along the arc of a curve to the left, having a radius of 525.00 feet, a central angle of 72° 04'55 ", a length of 660.49 feet; 3. S 44° 37'52" E a distance of 242.72 feet to the intersection of said easterly right of way line of Mesa View drive with the easterly right of way line of Harper Lane; thence along said easterly right of way line of Harper Lane the following five (5) courses: 1. S 45 °22'08" W a distance of 265.60 feet; 2. along the arc of a curve to the left, having a radius of 390.00 feet, a central angle of 41 °19'32 ", a length of 281.29 feet; 3. S 04 °02'36 "W a distance of 450.06 feet; 4. along the arc of a curve to the right, having a radius of 450.00 feet, a central angle of 51 °22'04 ", a length of 403.44 feet; 5. S 55 °24'40 "W a distance of 205.52 feet to the intersection of said easterly right of way line of Harper Lane with said westerly right of way line of Eagleridge Boulevard; thence along said westerly right of line of Eagleridge Boulevard the following two (2) courses: 1. N 34 °35'20 "W a distance of 1031.22 feet; 2. along the arc of a curve to the left, having a radius of 1175.00 feet, a central angle of 8 °1505 ", a length of 169.22 feet to the POINT OF BEGINNING. Said parcel contains 64.33 acres, more or less, and more commonly known as: SOUTH OF AND ADJACENT TO DILLON DRIVE AND EAST OF AND ADJACENT TO GRANT STREET. SECTION 2. This ordinance shall become effective immediately upon final passage and approval. RECOMMENDATION The Planning and Zoning Commission, at their April 13, 2005 regular meeting, voted 5 -0 to recommend approval. BACKGROUND Sawyer Ridge Subdivision is generally located on the north side of Pueblo, south of and adjacent to Grant Street. Presently vacant land, the subject property is rolling prairie south of Dillon Drive near the northwestern limits of the City. North Point Estates is located northeast of this development across Dillon Drive. The applicant requests rezoning for the subject property to align the zoning with the adjacent uses and zone district. This application is concurrent with Subdivision S- 05 -05, which was also approved unanimously. FINANCIAL IMPACT None.
