AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM R -2 TO R -2U5, COVERING A
PARCEL OF LAND COMMONLY KNOWN AS REGENCY CREST SUBDIVISION. FILING NO. 7
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO. that:
SECTION 1.
The zoning restrictions covering the following described property be changed from R -2, Single -
Family Residential District to R -2U, Single - Family Residential District, and upon passage of this
ordinance, zoning restrictions affecting R -2U, Single - Family Residential District shall apply to said
property:
REGENCY CREST SUBDIVISION, FILING NO. 7, A PORTION OF
SECTION 4, TOWNSHIP 21 SOUTH, RANGE 65 WEST OF THE 6
P.M. COUNTY OF PUEBLO, STATE OF COLORADO,
and more commonly known as:
SOUTH OF ST. CLAIR AVENUE, NORTH OF RED CREEK SPRINGS
ROAD, AND WEST OF WALNUTCREST DRIVE.
SECTION 2.
This ordinance shall become effective immediately upon final passage and approval.

ISSUE
Shall City Council approve a request to rezone the property from R -2, Single -
Family Residential District to R -2U, Single - Family Residential District?
RECOMMENDATION
The Planning and Zoning Commission, at their July 13, 2005 regular meeting,
voted 5 -0 to recommend approval.
BACKGROUND
Regency Crest Subdivision, Filing No. 7 is generally located on the south side of
Pueblo and south of St. Clair Avenue, north of Red Creek Springs Road, and
west of Walnutcrest Drive. Regency Crest Subdivision, Filing No. 7 was platted
as an R -2 zone district so the only change afforded by this rezoning is an 18 -foot
front setback unless the property is re- subdivided.
