AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM S -1 TO R -2 COVERING A PARCEL
OF LAND COMMONLY KNOWN AS LOTS 23 & 24, BLOCK 2, WOODLAND SUBDIVISION AND
THAT PORTION OF VACATED DUPPS AVENUE LYING ADJACENT TO SAID BLOCK 2
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that:
SECTION 1.
The zoning restrictions covering the following described property be changed from S -1,
Governmental Use District to R -2, Single - Family Residential District and upon passage of this
ordinance, zoning restrictions affecting R -2, Single - Family Residential Business District shall apply to
said property:
A parcel of land located in the Northeast one - quarter of the Southeast one - quarter of Section 34,
Township 20 South, Range 65 West of the 6th Principal Meridian, being more particularly described as
follows:
All of Lots 23 & 24, Block 2, Woodland according to the recorded plat thereof, filed for record
November 7, 1890 in Book 6 at Page 47 of the Pueblo County Clerk and Recorder, and that portion of
Vacated Dupps Avenue lying adjacent to said Block 2, County of Pueblo, State of Colorado.
SECTION 2.
This ordinance shall become effective immediately upon final passage and approval.

ISSUE
Shall City Council approve a request to rezone the property from a S -1,
Governmental Use District to a R -2, Single - Family Residential District?
RECOMMENDATION
The Planning and Zoning Commission, at their March 9, 2005 Regular Meeting,
voted 7 -0 to recommend approval.
BACKGROUND
In 1981, the City of Pueblo sold several lots in Block 2 of the Woodland
Subdivision along the northeast corner of the Elmwood Golf Course for residential
development. A review of City files does not show that the lots were rezoned from
governmental use to residential use after the City sold the properties. Applicant
intends to construct a single - family residence on two (2) vacant lots at the west
end of Block 2, Woodland Subdivision. The Planning and Zoning Commission
also voted 7 -0 to recommend approval of the concurrent vacation plat (V- 05 -01)
application.

None.
