TITLE
AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM R -5 TO B -3
COVERING A PARCEL OF LAND COMMONLY KNOWN AS 1600 FORTINO
BOULEVARD WEST
ISSUE
Shall City Council approve a request to rezone the property from a R -5, Multiple -
Residential and Office District to a B -3, Highway and Arterial Business District?
RECOMMENDATION
The Planning and Zoning Commission, at their February 9, 2005 regular
meeting, voted 6 -0 to recommend approval.
BACKGROUND
Research indicates that this parcel was once zoned B -3, Highway and Arterial
Business District, then the subject properties were rezoned to R -5, Multiple -
Residential and Office District, in 1998 to provide for the construction of a 70 unit
assisted living facility. Plans for the assisted living facility never materialized and
the property remains vacant. It is the intention of the applicant to rezone the
properties back to a B -3 designation and consolidate them with the adjoining
Lots 6 and 7 into a new commercial development.
FINANCIAL IMPACT
None.
