TITLE
AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM A -4 TO 0-1
COVERING A PARCEL OF LAND COMMONLY KNOWN AS NORTHEAST
CORNER OF BANDERA BOULEVARD AND SIENA DRIVE
ISSUE
Shall City Council approve a request to rezone the property from an A -4, Pueblo
County Agricultural Four District to a City of Pueblo 0-1, Neighborhood Office
District?
RECOMMENDATION
The Planning and Zoning Commission, at their February 9, 2005 regular
meeting, voted 5 -0 to recommend approval.
BACKGROUND
The applicant originally requested that the property be rezoned from an A-4,
Pueblo County Agricultural Four District to a B -2, Subregional Business District
as part of the Bandera /Siena Annexation Agreement approved on December 21,
2004. Based upon the compatibility of the uses allowed within a B -2 zone district
and the proximity of the adjacent residential development, on testimony delivered
by adjoining property owners, and with the concurrence of the applicant, the
Commission did approve a zone change to an 0-1, Neighborhood Office District.
The 0-1 zone district allowed uses believed by the Commission to be more
compatible with the residential character of the adjoining neighborhood.
FINANCIAL IMPACT
None.
