TITLE
AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM 1 -2 TO R-4
COVERING A PARCEL OF LAND COMMONLY KNOWN AS 605, 607, 608,
613, 615, 616, 619, & 621 EAST 11 STREET
ISSUE
Shall City Council approve a request to rezone the properties from an 1 -2, Light
Industrial District to an R-4, Mixed Residential District?
The Planning and Zoning Commission voted unanimously (6 -0) to recommend
approval of the rezoning.
BACKGROUND
This rezoning request has been submitted for properties located at 605, 607,
608, 613, 615, 616, 619, & 621 East 11th Street. There is a mixture of land uses
in this area including all of the houses which are zoned 1 -2 with a legal
nonconforming residential use status. Potential buyers are unable to obtain
refinancing or new loan financing on single - family homes within the 1 -2 zoned
district. The Pueblo Comprehensive Plan depicts this as a special study area,
and the as yet to be adopted Eastside Neighborhood Plan exhibits the area as
mixed use (urban residential mixed use). This zoning request is in compliance
with the Neighborhood Plan.
FINANCIAL IMPACT
None.
