AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM A -1 TO BP COVERING A PARCEL OF
LAND LYING GENERALLY SOUTH OF THE GRANEROS INDUSTRIAL PARK, EAST OF THE
SOUTHERLY EXTENSION OF PRAIRIE AVENUE, NORTH OF FUTURE NOLAN TRACE AND WEST OF
LAKE AVENUE WITHIN THE SOUTHPOINTE MASTER PLAN
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that:

The zoning restrictions covering the following described property be changed from A -1, Agricultural -
One Zone, to BP, Business Park District, and upon passage of this ordinance, zoning restrictions affecting
BP, Business Park District shall apply to said property:
A PARCEL OF LAND IN THE E 'h OF NE '/ OF SECTION 22 AND THE W 'h OF THE NW 1 / OF
SECTION 23, TOWNSHIP 21 SOUTH, RANGE 65 WEST OF THE 6 P.M. IN THE COUNTY OF
PUEBLO, STATE OF COLORADO AND BEING MORE PARTICULARLY DESCRIBED AS
FOLLOWS:
CONSIDERING THE NORTH LINE OF SAID SECTION 22, TOWNSHIP 21 SOUTH, RANGE 65
WEST OF THE 6 P.M. TO BEAR N.89 0 40'00" E. AND ALL BEARINGS CONTAINED HEREIN
BEING RELATIVE THERETO.
BEGINNING AT THE NORTHEAST CORNER OF SECTION 22, SAID POINT ALSO BEING THE
NORTHWEST CORNER OF SECTION 23; THENCE N.89 0 39'29" E., ALONG THE NORTH LINE OF
SAID SECTION 23, A DISTANCE OF 1669.95 FEET; THENCE S.00 0 10'24 "E., A DISTANCE OF
1011.46 FEET; THENCE S.66 0 03'48 "W., A DISTANCE OF 1597.29 FEET, THENCE ALONG THE
ARC OF A CURVE TO THE RIGHT WHOSE RADIUS IF 1000 FEET, A DISTANCE OF 294.66
FEET; THENCE S.82 0 56'45" W., A DISTANCE OF 265.65 FEET; THENCE N.07 0 03'15" W., A
DISTANCE OF 270.67 FEET; THENCE N.00 0 03'49 "E., A DISTANCE OF 1489.86 FEET TO A
POINT ON THE NORTH LINE OF SAID SECTION 22;
THENCE N.89 0 40'00 "E., ALONG THE NORTH LINE OF SAID SECTION 22, A DISTANCE OF
365.09 FEET TO THE POINT OF BEGINNING.
CONTAINING 67.359 ACRES,
and more commonly known as:
LAND LYING GENERALLY SOUTH OF THE GRANEROS INDUSTRIAL PARK, EAST OF THE
SOUTHERLY EXTENSION OF PRAIRIE AVENUE, NORTH OF FUTURE NOLAN TRACE AND
WEST OF LAKE AVENUE WITHIN THE SOUTHPOINTE MASTER PLAN
SECTION 2.
This ordinance shall become effective immediately upon final passage and approval.

OF PRAIRIE AVENUE, NORTH OF FUTURE NOLAN TRACE AND WEST OF
LAKE AVENUE WITH THE SOUTHPOINTE MASTER PLAN
ISSUE
Shall City Council approve a request to rezone (Case Z- 04 -02) the property to a
BP, Business Park District?
RECOMMENDATION
The Planning and Zoning Commission voted unanimously (6 -0) to recommend
approval of the rezoning.
BACKGROUND
The applicant is requesting to rezone the property from A -1, Agricultural One
District to a BP, Business Park District in order to allow the commercial
development of 67.359 acres. The applicant concurrently requested a
modification to the existing SouthPointe Master Plan, reflecting the requested
zone change, which was unanimously approved. The Master Plan and the
zoning are therefore in compliance. The Planning and Zoning Commission voted
6 -0 to recommend approval of the rezoning (Z- 04 -01). Staff continues to work
with the developer and planners for this large residential (Z- 04 -01) and the
business park (Z- 04 -02) development.
