AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM 1 -2 TO R -4 COVERING A PARCEL
OF LAND COMMONLY KNOWN AS 606,608 610 EAST 10 STREET
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that:
SECTION 1.
The zoning restrictions covering the following described property be changed from 1 -2, Light
Industrial District, to R -4, Mixed Residential District, and upon passage of this ordinance, zoning
restrictions affecting R -4, Mixed Residential District shall apply to said property:
WEST 30 FEET LOT 6, BLOCK 92, WEST 10 FEET OF LOT 5 + EAST 14 FEET OF 6,
BLOCK 92, EAST 34 FEET OF LOT 5, BLOCK 92, CONLEYS ADD SUBDIVISION,
and more commonly known as:
606, 608, 610 EAST 10 STREET

COVERING A PARCEL OF LAND COMMONLY KNOWN AS 606, 608, 610
EAST 10 STREET
ISSUE
Shall City Council approve a request to rezone the properties to an R -4, Mixed
Use Residential District?
RECOMMENDATION
The Planning and Zoning Commission voted unanimously (6 -0) to recommend
approval of the rezoning.
BACKGROUND
This rezoning request has been submitted for properties located at 606, 608, 610
East 10 Street. There is a mixture of land uses in this area including all of the
houses which are zoned 1 -2 with a legal nonconforming residential use status.
Potential buyers are unable to obtain FHA financing on the 1 -2 zoned property.
The Pueblo Comprehensive Plan depicts this as a special study area, and the as
yet to be adopted Eastside Neighborhood Plan exhibits the area as mixed use
(urban residential mixed use). This zoning request is in compliance with the
Neighborhood Plan.
