The zoning restrictions covering the following described property be changed from B -2, Subregional Business District, to R -2, Single - Family Residential District, and upon passage of this ordinance, zoning restrictions affecting R -2, Single - Family Residential District shall apply to said property: LOTS 22 THROUGH 32, BLOCK 18, EASTWOOD SUBDIVISION, and more commonly known as: A PARCEL OF LAND LOCATED NORTHWEST OF EAST 8 STREET AND AMARILLO AVENUE. SECTION 2. This ordinance shall become effective immediately upon final passage and approval. TITLE AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM B -2 TO R -2 COVERING A PARCEL OF LAND COMMONLY KNOWN AS LOTS 22 -32, BLOCK 18, EASTWOOD SUBDIVISION ISSUE Shall City Council approve a request to rezone the property to an R -2, Single - Family Residential District? RECOMMENDATION The Planning and Zoning Commission voted 7 -0 (unanimously) to recommend approval of the rezoning. BACKGROUND The applicant is requesting that the property be rezoned from a B -2, Subregional Business District to an R -2, Single - Family Residential District. The existing uses adjacent to the property are single - family housing and a trailer court. The applicant believes the neighborhood will not support a business, and would be better served as lots for single - family homes. Planning Staff presented a report to the Planning and Zoning Commission meeting on January 14 2004 showing the lot had previously been zoned as residential. Four new homes will be constructed on the existing vacant lots. The applicant has stated the lots will be available to contractors as soon as rezoning is approved and have finished homes within 18 months. No opposition to this application was presented and the Planning and Zoning Commission approved the rezoning 7 -0. FINANCIAL IMPACT None.
