AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM 1 -2
TO R -2 COVERING A PARCEL OF LAND COMMONLY KNOWN AS
1115 HALLECK AVENUE
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that:
SECTION 1.
The zoning restrictions covering the following described property be changed from 1 -2, Light
Industrial District, to R -2, Single- Family Residential District, and upon passage of this ordinance,
zoning restrictions affecting R -2, Single - Family Residential District shall apply to said property:
Lots 11 -16, Block 18, Adee, Chamberlin and Wiley's Subdivision, Filing No. 1,
and more commonly known as:
1115 Halleck Avenue.
SECTION 2.
This ordinance shall become effective immediately upon final passage and approval.

ISSUE
Shall City Council approve a request to rezone the property to an R -2, Single
Family Residential District?
RECOMMENDATION
The Planning and Zoning Commission voted 4 -0 to deny the application.
BACKGROUND
The applicants are requesting the property adjoining their house, Lots 1 -16,
located in an industrial use district, be rezoned to a single - family residential
zone, for the purpose of developing additional housing. The Planning
Commission voted 4 -0 to deny the application. The motion to deny was based
largely on the draft The Greater West Side Neighborhood Plan that recommends
that the area be retained for industrial development. The only exception would
be those small lots that are surrounded by residentially zoned property which do
not meet the minimum lot size for an industrially zoned piece of property. The
subject property does meet the minimal lot size and is not surrounded by
residentially zone property.
