AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM A -1 TO R -1, R -2, and B -2
COVERING A PARCEL OF LAND COMMONLY KNOWN AS VENTANA SUBDIVISION, FILING NO.
1 LOCATED NORTH OF COLORADO HIGHWAY 78 AT IMPERIAL MEMORIAL GARDENS
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that:
SECTION 1.
The zoning restrictions covering the following described property be changed from A -1,
Agricultural One District, to R -1, Single - Family Residential District; R -2, Single - Family Residential
District; and B -2, Subregional Business District, and upon passage of this ordinance, zoning
restrictions affecting R -1, Single - Family Residential District , R -2, Single - Family Residential
District, and B -2, Subregional Business District shall apply to said property:
A -1 to R -1
All of Blocks 1, 2, 3, 4,5, 6, 7 and 8 in Ventana, Filing No. 1, except Lots 17 and
18, Block 1
A -1 to R -2
Lot 17, Block 1 in Ventana, Filing No. 1
A -1 to B -2
Lot 18, Block 1 in Ventana, Filing No. 1
and more commonly known as:
North of Colorado Highway 78 at Imperial Memorial Gardens.
SECTION 2.
This ordinance shall become effective immediately upon final passage and approval.

ISSUE
Shall City Council approve a request to rezone the property to an R -1 and R -2,
Single - Family Residential Districts and B -2, Subregional Business District?
RECOMMENDATION
The Planning and Zoning Commission voted 7 -0 to recommend approval.
BACKGROUND
The applicant is proposing to rezone the existing multiple parcels (totaling
59.297- acres) for the purpose of residential and commercial (1 lot) development.
Additionally, this application was originally concurrent to the Ventana Filing No. 1
Subdivision, Case S- 03 -02, which was approved by City Council (Ordinance No.
7000) on June 9, 2003.
