AN ORDINANCE CHANGING ZONING RESTRICTIONS
FROM R -2 TO 0-1 COVERING A PARCEL OF LAND
COMMONLY KNOWN AS 2101 EAST 10 STREET
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that:
SECTION 1.
The zoning restrictions covering the following described property be changed
from R -2, Single - Family Residential District, to 0-1, Neighborhood Office District, and
upon passage of this ordinance, zoning restrictions affecting 0-1, Neighborhood Office
District shall apply to said property:
Lots 21 -24, Block 187, Arlington Heights Subdivision,
and more commonly known as:
2101 East 10 Street.
SECTION 2.
(a) This ordinance is approved upon the following conditions:
(1) The requirements of Section 17- 4 -5(1), of the Pueblo Municipal Code,
regarding landscaping, parking, lighting, and other performance standards
shall be complied with as part of the conversion of the structure to an
imaging, records processing center; and
(2) All required improvements shall be completed in their entirety before a
Certificate of Occupancy will be issued for the building.
(b) If the above condition is not completed within a reasonable period
not to exceed six months from the effective date of this Ordinance, the Planning
and Zoning Commission shall institute proceedings to rezone the property to an R -2,
Single - Family Residential District.
SFrTION I
This ordinance shall become effective immediately upon final passage and approval.
