HomeMy WebLinkAbout06863ORDINANCE NO. 6863 AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM B -1 TO B -2 COVERING A PARCEL OF LAND COMMONLY KNOWN AS 2401 WEST NORTHERN AVENUE BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that: SECTION 1 The zoning restrictions covering the following described property be changed from B -1, Neighborhood Business District, to B -2, Subregional Business District, and upon passage of this ordinance, zoning restrictions affecting B -2, Subregional Business District shall apply to said property: LOTS 20 TO 24, BLOCK 2 EIFFEL PL SUBDIVISION, and more commonly known as: 2401 WEST NORTHERN AVENUE. SECTION 2 (a) This ordinance is approved upon the following conditions: (1) The owner of the property shall be required to provide 20 off - street parking spaces or receive a variance from the Zoning Board of Appeals. (2) The owner of the property shall comply with the provisions of the Pueblo Municipal Code Section 17-4 -7 Landscape Performance Standard or receive a variance from the Zoning Board of Appeals. (b) If the above conditions are not completed within a reasonable period not to exceed six months from the effective date of this Ordinance, the Planning and Zoning Commission shall institute proceedings to rezone the property to B -1, Neighborhood Business District. SECTION 3 This ordinance shall become effective immediately upon final passage and approval.
