The zoning restrictions covering the following described property be changed from B -2, Subregional Business District, to R -3, One and Two Family Residential District, and upon passage of this ordinance, zoning restrictions affecting R -3, One and Two Family Residential District shall apply to said property: W 75.45 FT OF LOT 17 BLK 4 DUNDEE PL W 75.45 FT OF LOTS 17 + 18 BLK 15 NORTH DUNDEE PL, and more commonly known as: 409 +411 WEST 24 STREET. SECTION 2. RECOMMENDATION The Planning and Zoning Commission voted 6 -0 to recommended approval of the rezoning. BACKGROUND The applicant is requesting that his property be rezoned from a B -1 neighborhood commercial zone district to an R -4 multi - family zone district. The property currently has an existing four -plex, which has a legal non - conforming use certificate. The land proposed for rezoning has R-4 multi - family zone districts to the north, east, and west and B-4 zoning to the south. The applicant is aware that rezoning to an R-4 zone district will require that the property come into compliance with the landscape performance standards of that zone district. INANCIAL IMPACT None
