HomeMy WebLinkAbout06834ORDINANCE NO. 6834 AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM R -2 TO B -1 COVERING A PARCEL OF LAND COMMONLY KNOWN AS 2603 VINEWOOD LANE BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that: SECTION 1. The zoning restrictions covering the following described property be changed from R -2, Single Family Residential District, to B -1, Neighborhood Business District, and upon passage of this ordinance, zoning restrictions affecting B -1, Neighborhood Business District shall apply to said property: LOT 1 BLK 54 HIGHLAND PARK 14TH, and more commonly known as: 2603 VINEWOOD LANE. SECTION 2. (a) This ordinance is approved upon the following conditions: (1) The owner of the property shall be required to pave and stripe the off - street parking area. (2) The owner of the property shall be required to provide a 2.00 foot easement and right of way for the purpose of a sidewalk and a 5.00 foot by 17.00 foot easement and right of way for the purpose of a traffic control device. (3) The owner of the property shall comply with the provisions of the Pueblo Municipal Code Section 17 -4 -7 Landscape Performance Standard. (b) If the above conditions are not completed within a reasonable period not to exceed six months from the effective date of this Ordinance, the Planning and Zoning Commission shall institute proceedings to rezone the property to R -2, Single Family Residential District. SECTION 3. This ordinance shall become effective immediately upon final passage and approval. RECOMMENDATION The Planning and Zoning Commission voted 6 -0 to recommended approval of the rezoning. BACKGROUND The applicant is proposing to have the property rezoned from a R -2 single - family residential zone district to a B -1 neighborhood commercial zone district. The structure is located on the corner of Vinewood and Pueblo Blvd.; it was once used as a sales office for the subdivision and later was used as a residence. The applicant is proposing to convert the structure into a coffeehouse and drive - through espresso shop. FINANCIAL IMPACT None
