The zoning restrictions covering the following described property be changed from B-4, Regional Business District, to R -3, One and Two Family Residential District, and upon passage of this ordinance, zoning restrictions affecting R -3, One and Two Family Residential District shall apply to said property: W 95 FT OF LOT 8 BLK 47 CITY HALL PL LESS THE E 15 FT THEREOF, and more commonly known as: 1216 ELM STREET. SECTION 2. This ordinance shall become effective immediately upon final passage and approval. RECOMMENDATION The Planning and Zoning Commission voted 6 -0 to recommended approval of the rezoning. BACKGROUND The applicant is requesting that his property be rezoned from a B -4 commercial zone district to an R -3, one and two family home, zone district. The property currently has an existing single family home, which has a legal non - conforming use certificate. This neighborhood is primarily made up of single - family homes however the predominant zone district is B -4. Seven nearby properties have been rezoned to residential in the past 15 years. FINANCIAL IMPACT None
