AN ORDINANCE CHANGING ZONING RESTRICTIONS
FROM R -2 TO R -4 COVERING A PARCEL OF LAND
COMMONLY KNOWN AS 2021 NORTH OGDEN AVENUE
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that:
SECTION 1.
The zoning restrictions covering the following described property be changed from
R -2, Single - Family Residential Business District, to R -4, Mixed Residential District, and
upon passage of this ordinance, zoning restrictions affecting R -4, Mixed Residential District
shall apply to said property:
LOTS 17 -20, BLOCK 81, EAST PUEBLO HEIGHTS SUBDIVISION,
2" FILING,
and more commonly known as:
2021 NORTH ODGEN AVENUE.
SECTION 2.
This ordinance shall become effective immediately upon final passage and approval.

COVERING A PARCEL OF LAND COMMONLY KNOWN AS 2021 NORTH OGDEN
AVENUE
ISSUE
Shall City Council approve a request to rezone the property to an R -4 Zone District that
will allow the applicant to build two four -plex units?
RECOMMENDATION
The Planning and Zoning Commission voted 6 -0 to recommended approval of the
rezoning.
BACKGROUND
The land proposed for rezoning has R -4 multi - family housing adjacent to the north and
east, U.S. 50 B to the south and R -2 duplexes to the west. The land currently has a
structure on it, which is in very poor condition. The applicant wishes to remove the
existing structure and build two four - plexes. Both the current and the proposed
Comprehensive Development Plans support multi - family housing. The Planning and
Zoning Commission voted 6 -0 to recommended approval of the rezoning.
