AN ORDINANCE CHANGING ZONING RESTRICTIONS
FROM B -4 TO R -4 COVERING A PARCEL OF LAND
COMMONLY KNOWN AS 1213 EAST ROUTT AVE
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that:
SECTION 1.
The zoning restrictions covering the following described property be changed from
B -4, Regional Business District, to R -4, Mixed Residential District, and upon passage of this
ordinance, zoning restrictions affecting R -4 Mixed Residential District shall apply to said
property:
LOTS 32 AND 33, BLOCK 51, BESSEMER IN THE TOWN OF BESSEMER
SUBDIVISION,
and more commonly known as:
1213 E. ROUTT AVENUE.
SECTION 2.
This ordinance shall become effective immediately upon final passage and approval.

AN ORDINANCE CHANGING ZONING RESTRICTIONS
FROM B -4 TO R -4 COVERING A PARCEL OF LAND COMMONLY KNOWN AS
1213 EAST ROUTT AVE.
ISSUE
Shall City Council approve a request to rezone property from a Regional Business Zone
District (B -4) to a Mixed Residential Zone District (R -4) in order to have property properly
zoned for the refinancing of the property.
RECOMMENDATION
The Planning and Zoning Commission voted 5 -0 to recommend APPROVAL of the
rezoning request.
BACKGROUND
The applicant is proposing to have the property rezoned from a Regional Business
District (B -4) to a Mixed Residential District (R -4) in order to have property properly
zoned for the refinancing of the property. The property has been used as a residence
since it was constructed in 1950. The Planning and Zoning Commission voted 5 -0 to
recommend APPROVAL of the rezoning request.
