TITLE
AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM I -2 TO R -4
COVERING A PARCEL OF LAND COMMONLY KNOWN AS 625 EAST 9"' STREET
ISSUE
Shall City Council approve a request to rezone the property to an R -4 Zone District that
will allow the applicant to operate a church within an appropriate zone district?
RECOMMENDATION
The Planning and Zoning Commission voted 7 -0 to recommended approval of the rezoning
with the following conditions:
1. Applicant shall comply with the provisions of the City Code of Ordinances Sec. 17-
4-7 Landscape Performance Standard.
BACKGROUND
The applicant is proposing to have the property rezoned from a Light Industrial District (I-
2) to a Mixed Residential District (R -4) to permit development of a church on the property
that is not allowed under the existing zone. The R -4 Zone District allows the operation of a
church as a "use by right ". The site is located in an established single - family residential
neighborhood. The property was previously the location of church and was previously
rezoned to an industrial zone district. The existing structure on the property is currently
vacant and in the process of being remodeled back into a church.
