AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM
R -2 AND R -4 TO 0 -1 COVERING A PARCEL OF LAND
COMMONLY KNOWN AS 1302 EAST 5 STREET
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that:
SECTION 1
The zoning restrictions covering the following described property be changed from R -2,
Single Family Residential District and R-4, Mixed Residential District, to 0-1, Neighborhood
Office District, and upon final passage of this ordinance, zoning restrictions affecting 0 -1,
Neighborhood Office District, shall apply to said property:
Lots 1 through 10 and Lots 49 through 54, Block 151, Fletcher Hill Subdivision, more
commonly known as:
1302 East 5 th Street, Pueblo, Colorado
SECTION 2
The ordinance is approved upon the following conditions: The applicant shall submit
depicting, and complete installations of the following: a landscaping plan 1) a minimum of 75
off -site parking spaces 2) landscaping of the LaCrosse Avenue side between the curb and
sidewalk, 3) landscaping of the 4 th and 5 th Street areas, and 4) an approved fence along the
eastern boundary of the property. If any of these conditions are not completed within a
reasonable period not to exceed six months from the effective date of this Ordinance, the
Planning and Zoning Commission shall institute proceedings to rezone the property to R -2,
Single Family District.
SECTION 3
This ordinance shall become effective immediately upon final passage and approval.
