AN ORDINANCE CHANGING ZONING RESTRICTIONS
FROM A -1 AND R -2 TO R -2 COVERING A PARCEL OF LAND
COMMONLY KNOWN AS LYING NORTH OF RIDGE DRIVE AND WEST
PIONEER ROAD EXTENDED
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, COLORADO, that;
SECTION 1.
The zoning restrictions covering the following described property be changed from A -1,
Agricultural One District, and R -2, Single- Family Residential District, to R -2, Single - Family
Residential, and upon passage of this ordinance, zoning restrictions affecting R -2, Single - Family
Residential District, shall apply said property:

LAND DESCRIPTION OF EAGLERIDGE ESTATES, A SPECIAL AREA PLAN:
A parcel of land in the NE 1/4 and SE 1/4 of Section 11, Township 20 South, Range 65 West of
the 6th P.M. in the County of Pueblo and State of Colorado and being more particularly
described as follows:
Considering the East line of the NE 1/4 of said Section 11 to bear N. 00(31'24" W. and all
bearings contained herein being relative thereto.
Beginning at the C 1/4 corner of said Section 11; thence N. 01(55'42" E., along the West line of
the said NE 1/4 of Section 11, a distance of 1316.40 feet; thence N. 90(00'00" E., a distance of
640.79 feet; thence S. 34(37'39" E., a distance of 1761.12 feet to the North right -of -way line of
Ridge Drive, as platted in Eagleridge, First Filing, according to the recorded plat thereof, filed
for record September 27, 1982; thence Southwesterly, along said North right -of -way line the
following two (2) courses:
1. S. 55(25'40" W., a distance of 206.42 feet;
2. Southwesterly, along the arc of a curve to the right whose radius is
310 feet, a distance of 34.52 feet to the Easternmost corner of Lot 41,
Block 101 in Skyline Park, Filing No. 1, according to the recorded plat
thereof, filed for record November 20, 1979;
thence along the subdivision boundary of said Skyline Park, Filing No. 1 the following three (3)
courses:
1. N. 28(08'57" W., a distance of 254.40 feet;
2. N. 37(23'04" W., a distance of 192.11 feet;
3. S. 52(36'56" W., a distance of 1025.30 feet;
thence Northerly, along the arc of a curve to the right whose center bears N. 72(09'59" E. and
whose radius is 200 feet, a distance of 68.94 feet; thence N. 01(55'01" E., a distance of 2 1. 11
feet; thence S. 52(42'38" W., a distance of 567.89 feet to the West line of the said SE 1/4 of
Section 11; thence N. 01(54'07" E., along said West line, a distance of 769.62 feet to the Point of
Beginning.
Containing 44.737 acres.

A parcel of land in the NE 1/4 of Section 11, Township 20 South, Range 65 West of the 6th P.M.
in the County of Pueblo and State of Colorado and being more particularly described as follows:
Considering the East line of the NE 1/4 of said Section 11 to bear N. 00(31'24" W. and all
bearings contained herein being relative thereto.
Commencing at the C 1/4 corner of said Section 11; thence N. 01(55'42" E., along the West line
of the said NE 1/4 of Section 11, a distance of 1316.40 feet; thence N. 90(00'00" E., a distance of
640.79 feet to the True Point of Beginning; thence S. 34(37'39" E., a distance of 1303.64 feet to
the South line of that power easement, being 120 feet in width, conveyed by deed recorded in
Book 1300 at Page 223 of the Pueblo County records; thence N. 52(36'56" E., along said South
easement line, a distance of 595.23 feet; thence N. 37(23'04" W., a distance of 70.00 feet to the
South line of that water line easement, being 50 feet in width, conveyed by deed recorded in
Book 2892 at Page 84 of the said Pueblo County records; thence N. 52(36'56" E., along said
South easement line, a distance of 673.33 feet; thence N. 37(23'04" W., a distance of 613.22 feet
to the Southeast corner of that tract of land conveyed by deed recorded in Book 1751 at Page 386
of the said County records; thence along the boundary of said tract of land the following two (2)
courses:
1. N. 89(59'11" W., a distance of 680.00 feet;
2. N. 00(00'49" E., a distance of 600.00 feet;
thence S. 61(51'03" W., a distance of 750.27 feet; thence S. 28(08'57" E., a distance of 551.85
feet; thence N. 90(00'00" W., a distance of 252.88 feet to the Point of Beginning.
Containing 36.030 acres.

A parcel of land in the NE 1/4 of Section 11, Township 20 South, Range 65 West of the 6th P.M.
in the County of Pueblo and State of Colorado and being more particularly described as follows:
Considering the East line of the NE 1/4 of said Section 11 to bear N. 00(31'24" W. and all
bearings contained herein being relative thereto.
Commencing at the C 1/4 corner of said Section 11; thence N. 01(55'42" E., along the West line
of the said NE 1/4 of Section 11, a distance of 1316.40 feet to the True Point of Beginning of the
parcel of land herein described; thence N. 01(55'42" E., continuing along said West line, a
distance of 75.82 feet; thence N. 52(36'56" E., a distance of 362.54 feet; thence N. 60(03'07" E.,
a distance of 205.36 feet; thence N. 61(51'03" E., a distance of 186.87 feet; thence S. 28(08'57"
E., a distance of 551.85 feet; thence N. 90(00'00" W., a distance of 893.67 feet to the Point of
Beginning.
Containing 5.777 acres.

A parcel of land in the SE 1/4 of Section 11, Township 20 South, Range 65 West of the 6th P.M.
in the County of Pueblo and State of Colorado and being more particularly described as follows:
Considering the East line of the NE 1/4 of said Section 11 to bear N. 00(31'24" W. and all
bearings contained herein being relative thereto.
Commencing at the C 1/4 corner of said Section 11; thence S. 01(54'07" W., along the West line
of the said SE 1/4 of Section 11, a distance of 769.62 feet to the True Point of Beginning of the
parcel of land herein described; thence N. 52(42'38" E., a distance of 567.89 feet; thence S.
01(55'01" W., a distance of 21.11 feet; thence Southerly, along the arc of a curve to the left
whose center bears S. 88(04'59" E. and whose radius is 200 feet, a distance of 68.94 feet to the
North subdivision boundary line of Skyline Park, Filing No. 1, according to the recorded plat
thereof, filed for record November 20, 1979; thence S. 52(36'56" W., along said North line, a
distance of 583.83 feet to the Northwest corner of said Skyline Park, Filing No. 1; thence N.
01(54'07" E., along the said West line of the SE 1/4, a distance of 99.52 feet to the Point of
Beginning.
Containing 1.007 acres,.
is hereby approved, and all dedicated streets, utility and drainage easements, rights -of -way
and land set aside for public sites, parks and open spaces shown and dedicated on said
plat are hereby accepted for public use.
and more commonly known as:
North of Ridge Drive and West of Pioneer Road extended.
SECTION 2.
This ordinance shall become effective immediately upon final passage and approval.
