AN ORDINANCE CHANGING ZONING RESTRICTIONS
FROM I -2 TO B -3 COVERING A PARCEL OF LAND
COMMONLY KNOWN AS EAST OF DILLON DRIVE
AND NORTH OF 40TH STREET
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that:
SECTION 1.
The zoning restrictions covering the following described property be changed from I -2,
Light Industrial District, to B -3, Highway and Arterial Business District, and upon passage
of this ordinance, zoning restrictions affecting B -3, Highway and Arterial Business District,
shall apply to said property:
A part of the northeast quarter of Section 13, Township 20 South, Range 65
West, and the northwest quarter of Section 18, Township 20 South, Range
64 West of the 6th Principal Meridian, located within the City of Pueblo,
County of Pueblo, State of Colorado, more particularly described as follows:
Commencing at the northeast corner of North Pueblo Commercial Park Filing
No. 3, a subdivision recorded in the Office of the Pueblo County Clerk and
recorder; thence 5.00 °43'46" E. along the east line of said subdivision, a
distance of 1309.07 feet; thence continuing along the east line of said subdivision
North 88 °51'30" E., a distance of 48.47 feet; thence continuing along the east line of
said subdivision and its southerly extension, 5.13 °04'54" W. a distance of 1293.03
feet to a point on the north right -of -way line of 40th street, said point being 60.00
feet north of the south line of said Northeast quarter of Section 13; thence north
88 °24'57 "E., parallel with said south line, and along said north line, a distance of
354.10 feet to a point on the westerly right -of -way line of the Denver and Rio Grande
Railroad; thence northerly, along said westerly right -of -way line the next three (3)
courses: 1) along the arc of a curve to the right through a central angle of 10 °11'47"
an arc distance of 339.24 feet, a radius of 1906.25 feet and a chord bearing of north
18 °26'02" E with a distance of 338.79 feet; 2) North 23 °31'55 "E, a distance of
1777.08 feet; 3) along the arc of a curve to the left through a central angle of
20 °24'19" an arc distance of 643.36 feet, a radius of 1806.50 feet and a chord
bearing of North 13 °19'46 "E with a distance of 639.97 feet to a point on the
north line of the Northwest quarter of said Section 18; thence north 89 °22'08" W,
along said north line, a distance of 412.92 feet to the northeast corner of said
Northeast quarter of Section 13; thence South 88 °17'04" West along the
north line of said Northeast quarter, a distance of 678.03 feet to the point
of beginning, containing 1,748,171 square feet or 40.13 acres, more or less,
and more commonly known as:
East of Dillon Drive and North of 40th Street.
SECTION 2.
This ordinance shall become effective immediately upon final passage and approval.
