ORDINANCE NO. 6081
AN ORDINANCE CHANGING ZONING RESTRICTIONS
FROM R -3 TO R -4 COVERING A PARCEL OF LAND
COMMONLY KNOWN AS 1000 W. 19TH STREET
SUBJECT TO CONDITIONS SUBSEQUENTLY BEING MET
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, COLORADO, that:
SECTION 1:
The zoning restrictions covering the following described property be changed from R -3,
One and Two - Family Residential District, to R -4, Mixed Residential District, and upon passage
of this ordinance, zoning restrictions affecting R -4, Mixed Residential District, shall apply to
said property:
Lots 1,5,6,10,11 and 12, Pierce's Subdivision and more commonly known as:
1000 W. 19th Street.
SECTION 2:
The rezoning is conditioned upon (a) appropriate alley access easements and restrictive
covenants, including restricting the use of the lots to no more than fourplexes, be recorded within
six (6) months; (b) no building permit be issued for any lot until the alley access easement is
paved; and (c) each building permit issued for a lot shall require surface water detention facilities
to be constructed upon such lot. The City Planning and Zoning Commission is hereby
authorized and directed to initiate proceedings to rezone the above described property back to R-
3, One and Two - Family Residential District, if the property owners or his heirs, successors or
assigns fail to record appropriate alley access easements and restrictive covenants within six (6)
months of passage of this ordinance.
SECTION 3:
This ordinance shall become effective immediately upon final passage and approval.
