AN ORDINANCE CHANGING ZONING RESTRICTIONS
FROM I -2 TO B -3 COVERING A PARCEL OF LAND
COMMONLY KNOWN AS EAST OF I -25 AND SOUTH
OF EAGLERIDGE BOULEVARD
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, COLORADO,
that:
SECTION 1.
The zoning restrictions covering the following described
property be changed from I -2, Light Industrial District, to
B -3, Highway and Arterial Business District, and upon passage
of this ordinance, zoning restrictions affecting B -3, Highway
and Arterial Business District, shall apply to said property:
A parcel of land located within a portion of the
NE 1/4 of Section 13, Township 20 South, Range
65 West of the Sixth Principal Meridian, located
within the City of Pueblo, County of Pueblo, State
of Colorado to wit:
The East half of the Northwest quarter of the
Northeast quarter; the West half of the Northeast
Quarter of the Northeast Quarter of Section 13,
Township 20 South, Range 65 West of the Sixth
Principal Meridian, containing 60 acres, more or
less.
The West Three Quarters of the North one half of
the Southeast Quarter of the Northeast Quarter of
said Section 13 except the rights -of -way of railways
previously conveyed, containing 13.42 acres, more
or less,
Excepting therefrom all that portion lying Easterly
of the Westerly right -of -way line of the abandon
Denver and Santa Fe Railroad, and that portion lying
Westerly of the Easterly right -of -way line of

Colorado Interstate No. 25, and all that portion of
North Pueblo Commercial Park Filing No. 1 lying
within the NE 1/4 of Section 13.
Said parcel also described in that Quick Claim Deed
filed for record July 21, 1986 in Book 2406 at Page
102 and 103 in the records of the Pueblo County
Clerk and Recorder which reads as follows:
A parcel of land being a portion of the NE 1/4 of
Section 13, Township 20 South, Range 65 West of
the Sixth Principal Meridian being more particularly
described as follows:
Beinning at the NE corner of the NW 1/4 of the
NE 1/4 of the said NE 1/4 of Section 13 from which
the NE corner of Section 13 bears N 88 degress 42
minutes 00 seconds East (bearings based on the
West line of the E 1/2 of the NE 1/4 of the NE 1/4
of Section 13 from the NE corner of the NW 1/4 of
the NE 1/4 of the NE 1/4 of Section 13 monumented
with a No. 4 rebar with yellow plastic cap P.L.S.
NO. 16128 and from the SW corner of the East 1/2
of the NE 1/4 of the NE 1/4 of Section 13, monu-
mented with a 3/4" pipe assumed to bear South 00
degrees 17 minutes 47 seconds East, a distance
of 678.06 feet; thence South 00 degrees 17 minutes
47 seconds East along the West line of the E 1/2
of the said NE 1/4 of the NE 1/4, a distance of
1309.10 feet to the SW corner of the Said E 1/2
of the NE 1/4 of the NE 1/4; thence N 88 degrees
45 minutes 36 seconds East along the South line
of the said NE 1/4 of the NE 1/4, a distance of
48.19 feet to a point on the westerly line of the
abandon Denver and Santa Fe Railroad right -of -way,
thence South 13 degrees 27 minutes 28 seconds
West along said West line a distance of 677.92
feet to a point on the North line of the S 1/2
of the S 1/2 of the said NE 1/4; thence South
88 degrees, 42 minutes 26 seconds West along
said North line, a distance of 564.03 feet to the
SW corner of the NW 1/ 4 of the SE 1/4 of the said
NE 1/4; thence North 00 degrees 55 seconds West
along the west line of the E 1/2 of the said NE 1/4
a distance of 656.14 feet to the new corner of
the SW 1/4 of the said NE 1/4; thence South
88 degrees 37 minutes 13 seconds West along the
North line of the S 1/2 of the said NE 1/4, a
distance of 415.57 feet to a point on the
Easterly right -of -way line of Colorado Inter-
state No. 25 thence Northerly along the said

Easterly right -of -way line the following two
courses:
1) North 09 degrees 56 minutes 00 seconds West,
a distance of 332.72 feet;
2) North 03 degrees 55 minutes 31 seconds West,
a distance of 698.26 feet to the SW corner
of North Pueblo Commercial Park Fiing No. 1
according to the recorded plat thereof filed
for record December 1, 1993 in Book 2697 at
Page 248 and 249 in the records of the Pueblo
County Clerk and Recorder, thence Northeasterly
along the South line of said North Pueblo
Commercial Park Filing No. 1 the following
three courses:
1) along the arc of a curve to the right whose
center bears South 71 degrees 24 minutes
13 seconds East and having a central angle
of 7 degrees 06 minutes 31 seconds and a
radius of 360.00 feet, a distance of 440.51
feet;
2) Thence North 88 degrees 40 minutes 29 seconds
East a distance of 99.92 feet;
3) Along the arc of a curve to the left whose
center bears North 01 degree 60 minutes 32
seconds West and having a central angle of
26 degrees 42 minutes 29 seconds and a radius
of 440.00 feet a distance of 205.10 feet to
a point on the North line of the said NE 1/4
of Secion 13,
Thence North 88 degrees 53 minutes 58 seconds east
along said North line a distance of 568.50 feet to
the point of beginning.
Said Parcel contains 43.84 acres
TOGETHER WITH
A parcel of land located within a portion of the
SW 1/4 of the NE 1/4 of Section 13, Township 20
South, Range 65 West of the Sixth Principal
Meridian, located within the City of Pueblo, County
of Pueblo, State of Colorado to wit:
That portion of the SW 1/4 of the NE 1/4 of
Section 13, Township 20 South, Range 65 West
of the 6th Principal Meridian, lying East of

U.S. Highway 85 -87, more particularly described
as follows:
Beginning at a point on the East line of the
SW 1/4 of the NE 1/4 of Section 13, Township 20
South, Range 65 West, from which point the SE
corner of said SW 1/4 of the NE 1/4 of Section
13 bears S 00 degrees 30 minutes East, a distance
of 301.6 feet.
Thence North 00 degrees 30 minutes West along the
East line of the SW 1/4 of the new 1/4 of Section
13 a distance of 1012.4 feet to the NE corner of
said SW 1/4 of the NE 1/4 of Section 13;
Thence South 89 degrees 02 minutes West along the
North line of the SW 1/4 of the NE 1/4 of Section
13 a distance of 415.5 feet to a point on the East
Right -of -way line of U.S. 85 -87;
Thence South 09 degrees 35 minutes East along the
East right -of -way of U.S. 85 -87 a distance of
1024.1 feet;
Thence North 88 degrees 59 minutes East a distance
of 253.8 feet, more or less to the point of
beginning, County of Pueblo, State of Colorado,
Said parcel contains 7.78 acres,
and more commonly known as:
East of I -25 and South of Eagleridge Boulevard.
SECTION 2.
This ordinance shall become effective immediately upon
final passage and approval.
