ORDINANCE NO. 6054
AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM R -2 TO B -2 AND B -3 COVERING
A PARCEL OF LAND COMMONLY KNOWN AS NORTHWEST CORNER PUEBLO BOULEVARD AND
I -25 SUBJECT TO CONDITIONS SUBSEQUENTLY BEING MET
BE IT ORDAINED BY THE CITY COUNCIL 01' PUEBLO. COLORADO, that:
SECTION 1
The zoning restrictions covering the following described property be
changed from R -2. Single - Family Residential District, to B -2, Subregional
Business District, and B -3, Highway and Arterial Business District, and upon
passage of this ordinance, zoning restrictions affecting B -2, Subregional
Business District, and B -3, Highway and Arterial Business District, ,.hall apply
to said property:
R -2 TO B -3
A parcel of land being a portion of the SW 1/4 of Section 13. Township 21
South, Range 65 West of the Sixth Principal Meridian, being more particularly
described as follows:
Commencing at the W 1/4 corner of said Section 13; thence N 89 ° 31' E., a
distance of 1404.00 feet; thence S 00 ° 29'E. a distance of 553.45 feet to
the point of beginning on the .south line of a 50 foot strip of land owned
by the City of Pueblo; thence N 89 31' E, along the said south line, a
distance of 650.00 feet; thence S 00 ° 29'E, a distance of 302.70 feet to a
point on the northwesterly right of way line of Interstate 25: thence
Southwesterly and northerly along said right of way line the following five
(5) courses:
1. S 44 ° 25'W. a distance of 541.58 feet;
2. S 5`33'W, a distance of 616.10 feet;
3. S 89 ° 25'W. a distance of 155.6 feet;
4. N 45 ° 25'1', a distance of 155.9 feet;
5. N.00 ° 29 1 W. a distance of 200.50 feet;
thence continuing N 00 ° 29W, a distance of 401.86 feet: thence N 89 ° 31'E. a
distance of 463.00 feet; thence N 00 ° 29'W, a distance of 298.14 feet to a point
on the said south line of a 50 foot strip of land owned by the City of Pueblo:
thence N 89 ° 31'E, along said south line, a distance of 60.00 feet to the point
of beginning;

South, Range 65 West of the Sixth Principal Meridian, being more
particularly described as follows:

distance of 1404.00 feet; thence S 00 ° 29'E, a distance of 553.45 feet to
the Point of Beginning being on the south line of a 50 foot strip of land
owned by the City of Pueblo; thence N 89 °31'E, along the said south line, a
distance of 650.00 feet; thence S 00 ° 29'E, a distance of 298.14 feet:
thence S 89 ° 31'W, a distance of 710.00 feet; thence N 00 °29'W, a distance
of 298.14 feet to a point on the said south line of a 50 foot strip of land
owned by the City of Pueblo; thence N 89 ° 31'E, along said south line, a
distance of 60.00 feet to the Point of Beginning,
and more commonly known as:
Northwest corner Pueblo Boulevard and I -25,
SECTION ?
This zoning Ordinance, upon recommendation of the Planning and Zoning
Commission. is approved with the following conditions: 1) that a subdivision
plat be submitted; and 2) that no access be allowed from this property to the
North; 3) that a visual evergreen landscaped barrier be installed along the
entire Northern boundary of the property as part of the subdivision
improvements.
The City Planning and Zoning Commission is hereby authorized and directed
to initiate proceedings to rezone the above - described property to an R -?,
Single Family Residential District, if the property owners or his heirs,
successors or assigns fail to meet the conditions within six (6) months of
passage of this ordinance.
SECTION 3
This ordinance shall become effective immediately upon final passage and
approval.
