AN ORDINANCE CHANGING ZONING RESTRICTIONS
FROM R -1 TO R -4 COVERING A PARCEL OF LAND
COMMONLY KNOWN AS NORTH OF COLORADO STATE
HIGHWAY 78 AND WEST OF REGENCY SQUARE
SUBDIVISION
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, COLORADO,
that:
SECTION 1.
The zoning restrictions covering the following described
property be changed from R -1, Single - Family Residential
District, to R -4, Mixed Residential District, and upon
passage of this ordinance, zoning restrictions affecting
R -4, Mixed Residential District, shall apply to said
property:
A parcel of land situated in the SE 1/4 of Section
9, Township 21 South, Range 65 West of the 6th
Principal Meridian and located within Columbia
Heights according to the recorded plat thereof,
filed for record May 23, 1888, and being more
particularly described as follows:
Beginning at a point on the East line of New York
Avenue of said Columbia Heights: Thence Northerly
along said East line a distance of 278.41 feet to
the Southwest corner of Regency Ridge Phase Two;
Thence Easterly parallel with the North line of the
SE 1/4 of said Section 9 a distance of 302.86 feet;
Thence along a curve to the left a distance of
169.12 feet, said curve having a radius of 420.00
feet and a central angle of 23 04' 18 "; Thence
South along the East line of Block 16 of said
Columbia Heights a distance of 303.18 feet to the
Northeast corner of Block 25 of said Columbia
Heights; Thence Westerly along the North line of
said Block 25 a distance of 468.00 feet to the
point of beginning, Excepting Lots 32, 33, 34 and
35 of Block 16 of said Columbia Heights, said
parcel containing 2.69 acres, more or less,
and more commonly known as:
North of Colorado State Highway 78 and West of
Regency Square Subdivision.
SECTION 2.
This ordinance shall become effective immediately upon
final passage and approval.
